We have a basic rate for week days , a little more weekends and holidays and big town events and we offer long term discounts. For some holidays events there is a 3 day - week minimum. Stay and have fun !!
NOTE TO BIG GROUPS: We are able to house up to 32 people total between all three houses (with 10 bedrooms and 6 baths total)—great for larger groups and teams!
Is the largest of our three houses; with two stories, four bedrooms, and six bunk beds the High Peaks house sleeps up to twelve. There of the bedrooms host one bunk bed with a full bottom bunk, while the fourth bedroom serves as the larger "bunk room" with three bunk beds. The house has 2 full bathrooms, a large gear room, laundry facilities, and a large, comfortable kitchen, bar, and living area. Outside the High Peaks House shares a large porch area and BBQ grill with our Guide House, with great views of the High Peaks mountains! Amenities include free Wifi, Roku TV and DVD player, as well as a microwave. We also offer our wax room and bike storage for skiers and bikers, as well as free access to our fitness/yoga studio and rock climbing gym to our guests/ health permitting
Our newest vacation rental boasts a modern open living space and sleeps up to 10 guests with 2 baths and 5 bunks in 3 bedrooms. Bedroom 1: Twin-over-Full Bunk Bed ( 2 beds total) Bedroom 2 and 3: 1-Twin-over-Twin Bunk Bed, 1)Twin-over-Full Bunk Bed ( . All 3 bedrooms are located directly off the large living room and kitchen area. This home also includes an expansive private deck with a gas grill to host afternoon barbecues on vacation, while the stunning High Peaks vistas provide the perfect backdrop for quality time outside.
Our Guide House is a single-story rental located on the second floor upstairs from our Guide Service with three bedrooms sleeping up to ten people. Each bedroom has two comfy bunk beds with double futons as the bottom bunks. The Guide House hosts a full kitchen, dinette, a large bathroom, and living room, all newly renovated with nice leather and wood furniture. Next door above our shop there is a large fitness and yoga studio with an additional full bathroom if needed for larger groups. The house also shares a large deck and BBQ grill with the High Peaks House next door with great views of the High Peaks mountains! Amenities include free Wifi, TV and DVD player, as well as a microwave. There is an outdoor shower to use and extra full bathroom next door in our yoga studio for use upon request after COVID restrictions.
Our outdoor retail store, High Peaks Cyclery, and guide service are located right on the property, with opportunities to rent gear (bikes, canoes and kayaks, skis, and snowshoes), go on one of our guided trips, or find Adirondack travel information. Karen, Brian, or staff like to check you in if possible, otherwise, we like to give our guests the space they need to enjoy their time in Lake Placid but are available on property or at shop—High Peaks Cyclery—is located just next door to all three of our houses and is open daily from 9a-6p (Sundays 9a-5p). Head into the shop, chat with our staff to get great ideas for hikes, xc ski trails, and road/mountain biking routes, and rent any gear you need to have a great day outside in the Adirondacks. The shop owners and property owners of all three houses live just in town, a phone call away should you need anything! We are in downtown Lake Placid, within walking distance of the Olympic oval, Mirror Lake beach, village shops, and great restaurants.
All three of our lodges are located next to our great bike, ski, and outdoor store, High Peaks Cyclery, as well as our guide service offering guided climbing, kayaking, canoeing, backcountry, and XC skiing and snowshoeing trips in the Adirondacks! Our three houses are located right next to each other with two large parking areas, just a few minutes walking distances to the Lake Placid Xpress buses and trolleys as well as the Whiteface Mountain Valley Shuttle to the mountain. Our cleaning fee may be less depending on group size and time of year. We offer a discount on the cleaning fee for guests bringing their own linens. Please contact us to inquire about a reduced cleaning fee.

We fell in love with Lake Placid, the Olympics, ADK outdoors, and each other in 1980 and started our outdoor sport store, High Peaks Cyclery in 1982. Brian and Karen Delaney have been in the business of helping others enjoy the outdoors in the Adirondacks for over thirty years. They own and operate High Peaks Cyclery, a local bike, ski, and gear shop right in downtown Lake Placid. Karen and Brian also started High Peaks Mountain Guides, a fully licensed guide service taking clients on customized trips based on their outdoor pursuits and interests, from canoeing and hiking to rock and ice climbing, ski touring, and backcountry skiing. In 2010, Brian and Karen purchased and renovated three buildings surrounding their shop, High Peaks Cyclery, and started High Peaks Basecamp Lodging, where families, groups, and outdoorsmen and women come stay and play!
Karen and Brian were wonderful hostess. They were very polite, courteous and genuine. We would definitely return on our next trip to lake placid.

Karen’s place was great. Perfect location. Walk to all restaurants and shops on Main Street. We carried our paddle boards right from the house to mirror lake (about a 5 minute walk). Nice shared deck with the guide house that you can hang out on/grill out. Nice & clean place. Thanks Karen!

Great location—right in the heart of Lake Placid with easy access to Mirror Lake and every point of interest. The house had a well-stocked kitchen so that we could easily eat at home! Karen and her family were all very friendly and hospitable with a lot of knowledge about the area!
