• 50% of the rental payment and any fees (the deposit) is due at the time the rental agreement is signed (except for University graduations).
• For University graduations, 75% of the rental payment and any fees (the deposit) is due at the time the rental agreement is signed.
• The remaining balance as set forth in the confirmation is due 60 days prior to your arrival.

Policies
• Smoking is prohibited inside the house and on the balcony. Cleaning the house because of the smell of smoke is costly. If the smell of smoke is detected a damage claim will be filed and you will not be able to rent the house in the future.
• You must occupy the property during the dates listed in the confirmation.
• Maximum occupancy of 6 includes adults and children. Unless agreed to in advance by the lessor, children under the age of seven may not occupy the property. Violation of this occupancy limit is grounds for termination of your rental.
• Unless agreed to in advance by the lessor, no pets are permitted.
• Unless agreed to in advance by the lessor, events and parties are not permitted.
• There is ample parking in the driveway. Do not park in the street.
• The property is in a very safe community; however, you should look all doors and windows when you are not present at the property.
• The property has fire alarms installed and they are believed to be functioning properly at the time of rental. Tennant will notify the lessor without delay if a fire alarm “chirps” or has a low battery condition.
• An atmosphere conducive to the quiet enjoyment of those in surrounding properties must be always maintained.
• The tenant shall maintain the premises in a good, clean, and ready-to-rent condition, and use the premises only in a careful and lawful manner.
• The tenant will review and comply with the check-in/out instructions.
• Lessor and lessor's agents may enter the property at any time (with notice if practicable) for purposes of inspection or repair. Should the tenant violate any of the terms of this agreement, the rental period shall be terminated immediately. The tenant waives all rights to process if they fail to vacate the premises upon termination of the rental period. The tenant agrees to vacate the premises on the departure date specified in the confirmation.
• The tenant and the tenant's guests assume all risks and liabilities for any damage done to their person or property or any other loss arising from their use of the property. The lessor is not responsible for any accidents or injury to tenant or tenant's guests or loss of money or valuables of any kind. The tenant understands that the damage waiver policy covers damage to the property and the lessor's possessions and does not cover any of the tenant’s property or valuables of any kind.
• Tenant agrees not to access the “owner’s closet”, even if unlocked, which contains the lessor's personal positions and is in the master bedroom.
Cancellation Policy
• All cancellations must be made in writing (email acceptable if confirmed by phone) more than 60 days prior to your arrival date, except for reservations for University graduations which must be made in writing more than 180 days prior to your arrival date. Your deposit less any fees incurred will be refunded. Cancellations made less than 60 (or 180 in the case of University graduations) days prior to your arrival date will result in the forfeiture of your deposit and related fees.
• The Lessor reserves the right to cancel a reservation if there are maintenance issues related to the property that result in its use being impaired or if the Lessor has sold the property. The Lessor will use their reasonable efforts to notify you of cancellation as soon as possible. The Lessor will refund all deposits and fees that you have paid.

Modern renovated split level home walking distance to Colgate - fully equipped, with all of the comforts of home, and then some. Excellent location, a few minutes walk to the athletic fields and the beer garden, 15 minute walk to town. On a beautiful road which leads up to picturesque hills perfect for a morning walk. Nice outdoor space. Owners response is immediate and accommodating. Would definitely return/recommend.
