Come stay in an authentic A-frame home on the lake! There is an entire wall of windows that overlook the water for massive views. Freshly renovated kitchen that flows into living room with sliders that open to a nice deck overlooking the water. Small bedroom on main floor with twin bed and up a flight of stairs there is a loft with queen bed overlooking the living area and lake. Sleeps three. Lots of steps and hills to get in and around property. Must be able-bodied.
Sunny lakefront home on Bradley Brook Reservoir offers rentals by month, week, or Colgate University special event weekends. 2-night minimum stay.
Within a 10 mile radius you will find several charming towns including Hamilton, home to Colgate University; Madison-Bouckville, known for antiquing and annual antique fair; and Cazenovia, home to Caz College.
Enjoy your favorite beverage or meal on one of the porches while you watch the stunning sunsets! Read, fish, canoe, kayak, walk or swim at your leisure from the private dock. A wonderful spot to relax! Absolutely no smoking or pets.

Cancellations or changes that result in a shortened stay, that are made within (60) days of the arrival date are not refundable unless another reservation is secured. Early departure does not warrant any refund of rent.
About the Owner
We love Bradley Brook! Growing up, Kyle spent his summers playing on this peaceful lake and now our son Kade gets to do the same. This hidden gem is also a favorite retreat for other family members. Kyle's cousins, Aunt, and sister all have lakefront property's on Bradley Brook. It is a short 15 minute drive to Hamilton, where you can meet all your basic needs. If you are looking for a place to get away from the hustle and bustle, you are sure to fall in love with this secluded area.

Wonderful Colgate Parents Weekend at the lake!
This weekend was so very special for us and this home on the lake made our stay extra wonderful. Beautiful, clean home with stunning views, a private lakeside seating area, a porch that overlooks the lake and a canoe for day time fun. The owner was incredibly friendly, helpful and responsive. Highly recommend for Colgate parents/family or anyone who wants to enjoy a beautiful NY country stay.

Great, peaceful location, Lake front
This was such a great location! Lake front, quiet, just what we needed from the west coast busy lifestyle! Tiffina was great with answering all my questions and even helped with a early check in, made checking out super simple! Wish we could've stayed longer!!!

The Perfect Family Vacation Spot
We had a wonderful time on the lake and the house was perfect for our of family of 8. Swimming, kayaking, canoeing, fishing, in addition to running and walking around the lake kept our active family busy. The house had everything we needed, was comfortable and very clean. We would definitely like to stay here again.

Still coming back after 6 years or so!
My family and I come every year to shop at antique week in nearby Madison-Bouckville. We love how close it is to everywhere we want to go. Having the lake right at the end of the driveway makes for a nice place to have happy hour and a dip at the end of a long day. We love the screened in porch for morning coffee and dinners. The bedrooms are spacious and sliding doors looking out on the water are a plus! I highly recommend this house, just not the week we are there in August!

Great place and awesome week
My wife and I have stayed at many cottages on numerous lakes throughout the state. This house and reservoir are by far the nicest and most relaxing we have stayed at.
Everything is provided in the house - just bring your swim suit, food, and drinks.
The house has a great view of the lake and there are a canoe and 2 kayaks if you want to go on the lake.
We highly recommend a stay at this property.

Fun on the lake
The house was clean and had full size beds for everyone (what a plus!) Being able to have use of kayaks and a canoe was superb. The only downside was no available lighting on the enclosed patio after sunset. Everything was as advertised, no surprises. We appreciate all the little extras the owners made available to us during our stay. We enjoyed our time in beautiful upstate New York.

This property was absolutely beautiful. When we walked in it was like coming home.
Tiffani’s home was so serene and beautiful. It came with everything you could possibly need. The scenic view outside the porch was fantastic. We came up for 4 days to prepare for my daughters wedding. When she came over with my grandchildren to see the house she said it was the first time in weeks that she felt totally calm. So we spent the first day just sitting on the dock kayaking and canoeing. It was wonderful. My husband was so impressed by the house and that it just had everything he could want to do, even all the fishing gear and lures. I would highly recommend this property to everyone. Tiffani is a wonderful host, who quickly responds to all request and emails. Tiffani also was kind enough to mail me back a pair of shoes that was left at the house by my daughter. Thank you Tiffani. Great spot!
Very nice vacation place. Very Clean! Functionally furnished. Beautiful decks and giant screened in porch with a full view of the lake. We took canoe out. The owners respond immediately when you call them with any issues. Would stay again.

Perfect Weekend Getaway
We rented Kamp Kelly for Memorial Day Weekend 2018, which also happened to be my mom's 65th birthday. It was absolutely perfect! Tiffani was amazing from the beginning, and I appreciated her responsiveness. The camp was so clean; it had everything we needed, and then some. Rainy day? Check out their incredible collection of DVDs. Beautiful weather? Grab one of the provided kayaks and explore quaint Bradley Brook Reservoir. The bedrooms were a great size, each with a view of the water, and the beds were very cozy. We found all of the neighbors to be extremely friendly and welcoming, and we loved having our meals on the screened-in porch. Thank you, Tiffani and Kelly, for providing a perfect getaway for our family. We hope to return to Kamp Kelly!
