Our fully renovated, converted one-room schoolhouse, built in 1883, is located in a private rural setting on a semi-wooded one-acre lot, complete with a meandering stream and plenty of property for relaxing.
The 1200 square foot house has many of its original historic features, including hardwood floors with marks still visible where the school desks were bolted down, slate chalkboards, schoolhouse lights, and all ten of the original seven-foot tall windows. The floor plan is open and furnished with a mix of old and new, with a fully equipped stainless steel & granite kitchen that opens into a large dining and living area with 14-foot ceilings. There is a full bath on the first floor with a tiled walk-in shower. The living area has two couches, one with a queen-size pullout bed. The loft bedroom has a queen size pillow top bed, a half bath and a walk-in closet. There is a laundry room on the basement level. Enjoy our outdoor space which includes a stone patio with a fire pit (wood provided), and a gas grill, with plenty of yard to relax in or enjoy a game of croquet or badminton.
The schoolhouse is located just 5.5 miles from downtown Westfield, NY, and 16 miles from the world-renowned Chautauqua Institution (Named best small town to visit in 2014 by Smithsonian Magazine) which offers concerts, theater performances and world-famous speakers. You will be staying in the heart of Lake Erie Wine Country, with over 20 estate and commercial wineries located in the largest grape-growing region east of the Rockies, and extending roughly 40 miles from Silver Creek, New York to North East, Pennsylvania. Head west or east from the schoolhouse and you will hit wineries - we are very centrally located to the wine trail. We are 6 miles from the Barcelona Harbor (home to the first gas-lit lighthouse in the world) and the public beach on Lake Erie, and just 1.5 hours from the Buffalo Airport and Niagara Falls. There are several golf courses nearby as well as ski resorts, nature trails, numerous restaurants, shops, malls, museums, and a casino - most within a 30-mile radius. Enjoy some of the best fishing in the world with the Steelhead fishery found in Chautauqua Creek, or charter a boat for some Lake Erie fishing. There is so much to do, it is impossible to list it all here!

My husband and I purchased this property in 2005 with a vision of restoring it into something that we could enjoy ourselves, and share with others. We both grew up in the area and we love where we live! Knowing how much our friends from out of town love the area too, we felt we couldn't go wrong investing in our own back yard.
The setting for this lovely old school house is private and partially wooded, and the building is historic with wonderful architectural finishes inside and out. When you walk in you are struck by the natural light from the lovely, original windows and the height of the ceiling in this one room, open floor plan design. There is ample, comfortable furniture to encourage conversation or curling up with a book. Plenty of reading material on display too if your taste runs to historic. There's a big wall mounted TV with cable, DVD's and a nice sound system with a collection of cd's or bring your own. Wonderful accessories everywhere remind you this was once a school house. So much of Interest to look at without it being too much. Everything is intentional and well-placed.
The things that should be modern, kitchen and bathrooms, were nicely done and scrupulously clean. Anything you might need has probably been provided and placed in a spot where you're sure to look.
The bed and linens were super comfy and even the nearby trains passing through (yes, there are trains close by) couldn't detract from a great night's sleep. And there's a half bath in the loft for convenience (with a Juliette window overlooking the downstairs!).
The owners have assembled a great list of nearby activities including wineries, breweries, beaches, and horseback riding to name a few. Nearby restaurants are included as well. The house is well situated for many nearby towns. But you might just want to hang out at this historic and comfortable house with its lovely yard and fire pit. Fall colors were especially beautiful during our visit. Really lovely owners!

My wife and I visited to celebrate our anniversary away from the city. Wendy was very friendly and thought of almost every detail. Beautifully renovated property with plenty of personal touches. Great combination of rustic feel with modern amenities. There wasn't a lot to due while we were there due to Covid-19 restrictions but we were looking for some peace and quiet anyway.

Photographs do not begin to relay how absolutely lovely this property is. I have stayed in several VRBO and Airbnb locations and this is the best ever! Everything you could possibly need has been thought of. The house was immaculate and very tastefully decorated. It is the perfect location to get around the area, we cannot wait to go back after covid 19 is over to experience all of the wonderful things that there are to do there.

This little gem is a must see. The School House is everything you see in the photos and more. Meticulous, charming, cozy, the adjatives are endless. We just loved our stay. Our only complaint is that we did not book a longer stay. You really need a minimum of three days to enjoy the surroundings that Wendy and Joe have created. We can't wait to visit again!!
