In the heart of the Finger Lakes, 20 min to Ithaca, super large and spacious house, 330 ft lakefront with dock, fireplace, sauna, 50 acres land, waterfalls, and more.

Ideal for retreats, large family reunions, couples, business meetings, weddings up to 150 people... Sleeps up to 20.

Superb and spacious home with 24 feet high cathedral ceilings and large windows facing the lake, elegantly furnished, original artwork (partly by local artists), all-natural paints, superb stereo, two large flat TVs for BluRay/DVDs (no TV channels), 100% hardwood or tile floors, wool, sisal or Persian carpets, Finnish sauna, Finnish fireplace and wood stove, fire pit in the garden, 50 acres woodland, ravines, waterfalls, right on the lake and with your own dock. 

Also included is a daylight basement "apartment" (which isn't really an apartment but an integral part of the home) with full bath, bedroom, living room, kitchen and wood/tile floors. The apartment is not rented to third parties unless you also rent the main house. 

Weekly and weekend rentals for wine tours etc. available (2-day minimum); ideal for retreats, family reunions, writing your unfinished book, weddings, and more, all year round. Absolutely breathtaking in the summer, autumn, winter, and spring!

This gorgeous single-family, non-smoking home on the shores of Cayuga Lake has five bedrooms (one of which is very spacious with 450 sq. ft.), three full bathrooms, a separate shower area next to the sauna, a 4th toilet, access to a large lawn and garden with a fire pit. The daylight basement apartment's living room also has a double futon which can easily serve as a 6th bedroom.

In addition to the bedrooms, with a king, queen and double-sized beds, the living rooms have large futons and a spare mattress so the house sleeps up to 20 if needed. (But if you come alone or as a couple, the place is still fabulous and affordable; I used to live there year-round).

The main living area has 24-foot high cathedral ceiling and glass front facing the lake for a spectacular view. The adjacent dining area also looks out on the lake. And the home us surrounded by 50 acres of woods; great strolls and playing for kids. 

Accommodates weddings of up to around 150 people. Events of 20 or more people incur a small additional charge. Please inquire for a separate agreement for large events.

The entire house is yours. There will never be someone else staying in it. We have several friends nearly who are helpful and respond immediately to your needs. Secluded, on 50 acres. Trumansburg is less than 10 min away with lots of nice restaurants and some shops, and Ithaca is 20 minutes with GreenStar, Wegmans, and lots and lots of favorite restaurants, museums, Cornell University and Ithaca College.

There is a large dock on 330 feet lakefront. It includes a mooring whip (tailor-made) for boats of up to 33 feet and 22,000 lbs. A two-seat kayak is available for your use.

Events with groups of more than 20 require prior special agreement. Please contact us for details. We may also refer you to a trusted company that installs event tents and brings porta-johns for such events for the convenience of your guests and the integrity of the septic system.

A charcoal grill is also ready for your use (please bring your own charcoal)

Additional Info
We encourage family reunions, large gatherings, weddings, and parties. However, as stated on the website already, any event with more than 20 people requires pre-approval.

Everything is ready for your arrival: heat (or cooling in the summer), hot water, wireless, and more.

Unless otherwise agreed, Arrivals are 4 pm or later and departures 10 am or earlier.

Dogs are allowed for a $125 surcharge. Cats are not allowed because several groups every year ask whether there had been cats due to allergies. We thank you for your understanding.

Our driveway through the woods is a wonderful little driving and walking road. In the winter however, there may be snow and ice covering the road. A 4x4, all-wheeled drive (AWD) vehicle may therefore be required for both entering and exiting Krassimira Woods. We have the driveway plowed as soon as 2-3 inches of snow accumulates on the road; and even multiple times a day during a snowstorm. However, it cannot be guaranteed that the driveway will be open at all hours of the day and night during the winter. Should you require or wish the driveway to be plowed other than during the above stated occasions, the direct cost per run is $130.

Please, keep your salt (gourmet or any other kind) for your soups rather than for the driveway as salt has long-lasting, negative effects on the road surface. Salt leads to melting beneath the surface, creating mud and leading to the sinking of the road, rutting the road surface. Salt run-off will also negatively affect nearby vegetation, our well water, and the aquatic life of Cayuga Lake.

As guests in our home within the Krassimira Woods Community, we kindly ask you to keep your activities on the quieter side after 10pm (2200 hrs.), especially when you have large parties. We thank you in advance for being considerate of your human, as well as your wild animal, neighbors. The Krassimira Woods community was designed to be a serenely peaceful and scenic retreat in which to share the enjoyment of life with friends and family. Please help us maintain this serenity rather than compete with the natural sounds of the night from the bears (!), coyotes (!!), hippopotamus (!!!), insects, raccoons, wildcats, harmless garter snakes and foxes.

We are grateful if you could wear only soft‐slippered, non‐outside shoes inside our house (we provide quite a selection at the front entrance foyer). This ensures the wood floors stay squeaky clean and undamaged
for your enjoyment.

We understand that for a variety of reasons, you may later wish to have additional guests stay at the house with you. In such cases, please contact us to let us know. We are reasonable folks and will accommodate wherever and whenever possible.

Our Furniture becomes Upset if Moved from Their Zen and Feng Shui Locations (!): Needless to say (but, based on past experience, I guess I have to say it anyway), the movement of furniture is simply not allowed—unless of course you look forward to finance the repair of scratched floors and broken/damaged furniture. However, if you still feel the need to move certain light furniture, such as wooden chairs, please do so with caution and then return the furniture to their original energy-balanced locations at the end of your stay. Considering that our fantastic cleaning crew is composed of only strong-willed women (as opposed to strong, but weak-willed men!), please return all mattresses to their original locations.

In order to reduce the risk of a house fire, please follow the explicitly written sauna instructions. Naturally, with such optional facilities, you also assume all personal responsibility and risks in using the sauna. Any person with either diagnosed or undiagnosed heart and circulatory problems or irregularities (such as blood pressure, heart rate), or with any other medical condition, is advised to consult a doctor prior to using the sauna. For hygienic reasons, the use of towels to sit on the benches is required at all times. Happy “sauna-ing.”

We recycle. For your convenience, there is no need to separate paper, plastic, glass, tins and batteries. Bins are provided at the top of the driveway.

As a guest in our family home, please respect our no-smoking policy. You are permitted to smoke outside the house, but please, please, please, do not leave cigarette butts on the ground. Please place them only in a trash container. Please.

We understand that accidents may happen. However, please let us know when they do. Chances are we can fix a damaged item more effortlessly and inexpensively for as little as possible the sooner we learn of the damage.

Vehicle parking for guests is restricted to the driveway in the immediate vicinity of the house: in front of the main entrance to the house and along the upper entrance and exit loop. Please do not park beyond the propane tank where it infringes our nice neighbor’s driveway. The space in front of the tennis court is also off limits. There is a dedicated, mowed overflow parking area on the meadow near the top of the driveway, 300-400 feet from route 89 (on your left when driving in).

Whilst we do a thorough professional cleaning between each stay, we kindly ask that prior to leaving, you clean up a bit. Joyce and her cleaning crew will appreciate greatly if you:
- wash, dry and put away any dishes or kitchenware you used
- empty the fridge completely
- remove all trash from the house (including and especially from the bathrooms, bedrooms & kitchen) and deposit it in the bins at the top of the driveway
- take any used bedding linen (sheets/pillow cases) and used towels and wash cloths to the downstairs laundry room. You are even ‘allowed’ [read “encouraged” !] to begin the washing and drying. This will aid Joyce in speedily preparing the house for the next incoming guests who sometimes come in the same day as the outgoing guests leave [and yes, although tips for the cleaning crew aren’t requested nor expected, they are always appreciated].

Your assistance is greatly appreciated as it allows us to minimize the cleaning costs, which, in turn, also aids us in keeping our rates competitive and affordable for your return.

The entire place is so wonderful. Indoors, the villa is extremely well kept and the kitchen was fully stocked with any tool you may need for cooking! The location is so peaceful and beautiful, and Anatole left a fantastic guide for adventuring the grounds. It's extremely spacious yet super cozy as well, and the sauna was honestly one of the best experiences of my life.

Our stay at Anatole's place was perfect for our large family with plenty of spac...

Our stay at Anatole's place was perfect for our large family with plenty of space to congregate both indoors and out. My parents, siblings, nieces/nephews and my little boy (just turned 2!) all stayed in the house for a week. Anatole's house is a beautiful home on a secluded gravel road and has direct access to Lake Cayuga, including a dock on the water. We hung out on the lake daily with the one tandem kayak that Anatole left for our use, as well as 5 other boats/paddle boards that we were able to rent and have delivered by Reagan's Canoe & Kayak Livery. There is also a fire pit on the property with plenty of wood that we enjoyed using in the evening. A couple of surprises included the rocky beach on the lake (not sand) and the steep access to the lake down a couple flights of stairs (although we were still able to get the delivered boats down there just fine). I would definitely recommend Anatole's place and we would definitely stay here again.

Just to be clear for future guests, we have photos of the stairs and noted in the description that the beach isn't sandy. None of them on Cayuga beach are. We're not trying to hide that at all. We just want our guests to find a much better place than they even imagined was possible!
