Master bedroom with queen bed & flat-screen TV, bath with whirlpool tub/shower. 2nd full bath with walk-in shower. Other 2 bedrooms one with a queen bed the other a full bed. Open living room & fully equipped kitchen including microwave & dishwasher.
The living room has a gas fireplace, flat-screen TV, DVD player & pull out queen couch. Enclosed porch with a flat-screen TV. Outside porch with patio furniture & gas grill.
Firepit (provide your own wood). Washer & Dryer. There is a second driveway that also has hookups for a camper/motorhome if needed for an extra fee. The cottage is 100 yds from the public beach.
Mickey Rats is 2 miles away. Pizzeria, local tavern & a restaurant all within walking distance. No smoking allowed in cottage or enclosed porch, outside is okay with proper disposal of butts.
No pets allowed to stay or visit.
Cable & internet, central air, ceiling fans in LR, enclosed porch & bedrooms. The public launch for boats at Point Breeze Marina & Sturgeon Point.
Master Bedroom has a queen bed, with full master bath off the bedroom, TV, ceiling fan, 2 windows with blinds.

We are lifelong residents of WNY and live about 45 min from this property. We have always enjoyed boating and camping but as years went on & the kids grew up we converted to staying in a cottage. We started with other rental properties about 10 years ago and it has been an on going learning experience and enjoy meeting people from different areas.

Why John & Sue chose Lake Erie Beach:
After purchasing this cottage we totally gutted it and started the remodeling process. In remodeling, it was turned into a year-round cottage and ideas evolved as we went along. We wanted a place people would be comfortable in and be able to enjoy a relaxing atmosphere.You will find all the necessities you'll need. Short walk to the beach. Anything you could need within a reasonable drive.
What makes this Cottage unique:
What was so special is that we knew we would have to gut this after purchasing it and to watch it evolve into a beautiful cottage was very rewarding. All this was done over the past 3 years so we still have to go through the process of more homey touches but is a dream in the works.
We loved our stay during the 4th of July week. We traveled with our two adult children. The house offers games and books for rainy days and a quick walk to the beach when the sun shines. We traveled "home" for a wedding. We were able to catch up with old friends and entertain family easily as the house really does offer everything you need. Sue and John are exceptional owners!

Wonderful location, only one block to Lake Erie. There were 8 family members in Buffalo for the Bills game. The funky restaurant down the street from the house was almost as much fun as the game! The house was spotless and the owners were very accommodating. We are planning on coming back in the summer. Highly recommended!

It was a very comfortable place for our 3 generation family. The grandparents had the bedroom with its own bathroom. The parents had their own room. One kid had a bedroom. Another kid slept in the porch room; he thought it was cool having his own TV. The WIFI was more than satisfactory for my work while the others played. The home is well stocked with pans, utensils, and spices. We used the outdoor grill many times. Two driveways provide plenty of space for autos. It is a very short walk to the beach, maybe 500 feet. Three restaurants are there too. We only visited Pat's four times for pizza, wings, and ice cream. A grocery store is less than 2 miles away. It was convenient to our relatives just 5 miles up the road in Derby.
Definitely would stay here again!

The cottage was found to be very clean and well stocked upon arrival. There were no issues that arose and it was a perfectly relaxing fun filled week! We had an infant, a toddler, a kindergartner and a middle school child who stayed part of the time and everyone had a great time. Thank you Sue and John for a Great week!!! Bonus is the washer and dryer (not coming home to do a weeks worth of laundry or having to run to laundry-mat in between gave us more time together! Thanks- we will definitely consider staying again!!!

Our stay at Cozy Camp was excellent. We had 6 adults staying in the house and we were all very comfortable. The house itself is lovely. We were in the area for a family reunion so did not use the beach, although we did go down to see it. Easy walk from the house. There are groceries and drugstores nearby. Th e owners, John and Sue were super nice and very accommodating. I would highly recommend Cozy Camp!!

Great cabin/house. Comes with everything you need. Plenty of space. We hosted a cook-out with 16 people and had plenty of everything we needed including outdoor seating. It was a great location. We loved walking down to the beach morning and evening - sunsets amazing.
Owners were great with communication before and during our stay. We would definitely stay here again.

My husband, myself and our 2-year-old daughter stayed here for a week with our friend's and their 2 and 4-year-old sons. We had a wonderful time. Sue and John were still at the house when we arrived, and they were wonderful.... showing us around the house and telling us about nearby stores and restaurants. The house was clean, and the set up (with the porch area in the back) worked great, especially after the kids were in bed. There were a few toys and games that the kids enjoyed playing with, and a nice outdoor space for meals and play. All bedding and bath towels were clean and ready for use. And the kitchen was very well-stocked.
The house was very easy walking distance to the beach. The kids were easily able to walk both ways. Under an hour drive to Niagara Falls and Martin's Fantasy Island (great for kids!). We ordered from Pat's Pizza twice and the food was great. We also loved the playground that was right on the beach.
We did have an incident when we discovered a wasp's nest at the house, and John was there within a couple of days to take care of it for us.
This is definitely a place I would recommend to friends.
