Maple Cottage will now reopen as a 3 bedroom, 2 bathroom in May of 2022! Pictures to come as we complete our renovation, but see the floor plan for the layout of our new addition.

We rent next door also - see our additional cottage next door. offering peace and serenity on a quiet cove. Same family 2 Cottages next door to one another. Each is a small independent home. Rent one or both depending on the size of the group. We love our family cottages....come be a guest of the Ferry family at our Ferryland.

Only 3 miles from Sodus Point recreation center but what is different about these properties is ... The Incredibly natural, beautiful and peaceful setting. NY State parkland surrounds the little set of cottages. Located directly on the small cove on lake Ontario. Lots of space. Lovely hikes into Maxwell Bay/Creek Area and Beachwood State Park. Bald & Golden Eagles and Herons fly over cove and nest in state park and point. Take a short hike to Beaver Dam.

Great for kayaks and canoes along the edge and into Maxwell creek area. Directly on, easily accessible beachfront. Cove and Maxwell Bay/creek make small craft boating as well as swimming lovely. Gradual entry swimming with no big drop-offs. Located on Lake Ontario ½ mile from nearest paved road. Over 100 feet of beachfront in your front yard. State park lands in your back yard. Wild, natural, secluded and peaceful. Sit on the enormous 2nd story deck under maples and aspen trees and gaze out at Lake Ontario.

Swim, boat, and fish from hundreds of feet of secluded beachfront. Or hike in the 'back yard'; hundreds of acres of woods and orchards wild state lands featuring nesting bald eagles and Beaver pond. Launch or rent a power boat at Sodus Bay recreation area (2 mi) or drive to Rochester or the beautiful Finger Lakes (@30 mi). Fishermen will delight in Salmon, Steelhead, Rainbow Trout, Brown, Trophy Lake. Lake Ontario and Sodus Bay are known for prize-winning Bass, Walleye and Perch. Birders will love the Bald Eagles, Blue Herons, swans, and hummingbirds. The cottage has two bedrooms each furnished with a Queen and a twin bed. Full bath with shower, a large carpeted living room with views of the lake. Kitchen with dishwasher, microwave, coffee maker, toaster, etc.

Linens and laundry included in full week rentals. New Gas grill on the rear deck, plenty of parking and space.

About the Owner

About Jan Ferry-Axman:
The Ferry Family is a large and close knit group. I am the youngest of 4 children and act as property manager for our family. I live near by in Rochester NY. This cottage was purchased after the one next door when my sister retired to be near my parents and thought the best place to have a second home. This makes for a great family vacation as we gather every year and use BOTH cottages. VRBO 166827 and VRBO 563369.
We love the space and flexibility this allows and love our family cottages.

Why Jan Ferry-Axman chose Sodus Point:
The Ferry family is large and close-knit. Our parents purchased the first property over 30yrs ago with the idea of fixing it up for retirement. Over the years we have loved visiting and over 30 years we have become a pretty large group who has spent a great deal of time trying out all the activities and restaurants in the area. Two of the four siblings who own the cottage live locally near Rochester but our larger family is spread from San Diego to Fla and NYC. We all LOVE to come back to Sodus and bring our many kids and now grandkids.

What makes this Cottage unique?

The Sprongs Bluff area, a small cove set into Lake Ontario, is remote and beautiful. We love that we have a huge lot, beautiful sunsets and LOTS of space. The little set of cottages here are completely surrounded by NYS forever wild parkland. The old Girl Scout camp next door was also purchased by NYS and turned into Beachwood State Park. We have a private path leading back there. Beachwood has Maxwell Creek running through it as well as Maxwell Bay. This makes for great Canoe and Kayak trips into the Maxwell Creek area. Bald Eagles nest on the point and beauty and tranquility surround you. Lastly when you want to eat out, get a fishing charter, enjoy a drink and entertainment, walk a sandy beach and long pier a quick 3-4mi. drive to Sodus Point and additional fun can easily be had. Also we are about 3-4mi. in the other direction to Sodus village for a post office, grocery store, library, bank and more restaurants. We think we have the perfect spot to enjoy peace, beauty quiet and a just about any fun activity.

Peaceful and Serene Lake Cottage

The cottage was a relaxing getaway for our family. It is set far off the main road in a community of older but nicely maintained vacation homes. Jan is extremely responsive and helpful in getting to know the area. We enjoyed the Sodus area and traveling to the Finger Lakes, too.

The house itself is a bit dated in furnishings but was very clean and the owner provides a well stocked kitchen and laundry area. (We would have given the property 5 stars if the living room furniture had been more up to date. The couches were not what is pictured in the listing. The flip side to this is that they do allow pets and I can see that newer couches would be an issue if people bring dogs that may ruin them).

Now on to more good stuff- the deck has an amazing view of Lake Ontario. We spent most of our time sitting outside soaking up the view, reading books and grilling or having a campfire. Even though we had some rainy days and were unable to use the boats due to the high lake levels it was so beautiful- we felt like we had the place to ourselves. The beach at the cottage was not really accessible but the property next door had a little larger beach access. I am sure later in the summer there is probably more beach area at both properties. There is also a lot of wildlife in the state park area- we saw foxes and deer every day.

Overall, it was a great experience and we would recommend the property. Also, the little farm markets (Youngman's and Burnap's) were almost daily stops. The salt bread and cinnamon rolls at Youngman's and pretty much everything at Burnap's are delicious and the workers are so nice. It was a great start to our summer of 2019!

Mixed review

There are many positives about this property. First is Jan, she is local and easy to reach and had fresh berries waiting for us when we arrived. The location is great, beautiful view of Lake Ontario and very serene. I do wish there was a little more sun on the deck it only gets morning sun. Therefore when it rained it took a while for it to dry out. There is no air conditioning which I thought would be an issue but even with the August heat we were comfortable with the fans provided. The outside lived up to the pictures but the inside while charming really needs some updating. The couches had cushions under the cushions. My biggest pet peeve was the coffee maker. It was a $10 mr coffee maker that was missing the basket. Had to use multiple filters or the grounds ended up in my coffee, buy a new pot. All in all we had a good time and it was worth the money, I just think next time I’ll spend a little more.

Had a fabulous time. Being so close to the lake was perfect - and loved the cooling breezes off the lake at the height of summer. Great space for our two dogs too.

We LOVED it!

Not a fancy place but it is extremely relaxing, comfortable and a beautiful setting. It's one of the best vacations our family has taken. We loved the fact the deck was enclosed so we didn't worry about our dog. The sunrises, sunsets, fresh air, and water were absolutely amazing. Jan went out of her way to make sure we knew the property and ensure we had great tips about the area. We did not want to leave. Thank you for sharing your place with us.

Absolutely amazing!

This was the perfect vacation spot on so many levels. We'll describe some of them:

1) We were worried about having fun for all of our kids (ages 1.5, 4, 11, 13). They all had a blast. Skipping rocks, finding interesting rocks, kayaking, swimming, hiking....nobody was left out. There were kayaks, a canoe, a row boat, a paddle boat, and life jackets of all sizes on site for us to use.

2) The landscape is truly breathtaking. You're sleeping 32 steps away from the water. The sunrises and sunsets are incredible!

3) Near other great spots to explore. Chimney Bluffs are 20 minutes away, Sodus Point with a lighthouse and beach is 10 minutes away, Niagara Falls is a little over 2 hours away. Those were the places we went and enjoyed a lot.

4) The house is small (2 bedrooms, 1 bathroom), but we all fit well. Everyone was comfortable.

5) Jan is really great to work with. She was very responsive to our questions before the trip and during the trip. She gave us a tour of the house when we arrived.

To summarize: This was a great vacation spot for my whole family. We can't wait to go back again!

I thought the property was well maintained and very quaint.

The area is so peaceful, a welcome retreat from daily life. Quiet neighbors, great views and it feels like you are in a remote location. Great place to fish, have a fire and perfect setting for late night walks to see an abundance of fireflies.

The lake is much higher than it usually is and much of the walk out areas that were accessible are now underwater. It certainly takes nothing away from the house or setting, however does make it a little tricky to maneuver kayaks and small boats in and out.

Overall a lovely cottage!!

Nice Get Away

My husband, infant son, and 2 dogs visited Ferryland Cottage mid June 2017. The cottage has an amazing view of the lake. WOW! The high water made it difficult to swim or wade, but I don't think that's typical. The home was cozy. If you are looking for a 5 star resort, this isn't it, but honestly we thought it was great (we do a lot of camping and backpacking so it was surely and upgrade for us!!) Had everything we needed for a week's stay. All essentials were included. The owner is super nice and accessible. We encountered unseasonably HOT weather and black flies which made our stay not a 5 star, but nothing to do with the property, per se, except AC would have been a perk. Such is life! We most appreciated being able to bring our dogs! It can be tough traveling with pets, but this was a pet's dream! We have a lab and he LOVED the water being so close! It is very secluded from the main road, but does have several neighboring homes. We did several excursions to the Finger Lakes for hiking, sightseeing. Close enough for day trips, for sure!
