There are miles of cut trails for hiking and a 3/4 acre swimming pond on the hill that overlooks the land below.

Winter activities include cross-country skiing, sledding, and snowmobiling with plenty of fresh snow that makes these hills filled with fun, adventure and relaxation. A 6 passenger atv is an optional rental. A mere 10-minute drive for groceries and beverages.

The pond is stocked with largemouth bass and sunfish so bring your fishing poles!

Area attractions include Stony Brook Park, Swain Ski, and Motocross resort, Letchworth state Park & Gorge with waterfalls, Genesee River rafting.

The Guest House is included in this package but can be rented off-season as a separate rental.

Check owner for availability. It includes 2 spacious bedrooms, large kitchen with eating area and a full bath with a shower. New frig. with free-standing stove/oven. King size mattress in bedroom one bedroom with 3 single twin size in the other. The guest house is above the garage and can be seen from one of pictures off the back of the main house. The back door of the guest house is 1 step off grade and the side door of the house is accessible from the rear porch. Private ATV's are not allowed without prior consent by the owner.

Hunting is not allowed on-premises. The 1,500 acres Slader Creek state forest across the street is ideal for hunting.

The spring-fed 3/4 acre pond on the hill is perfect for swimming and stocked with fish.

We treat the water with barley straw which acts as hydrogen peroxide and keeps the algae to a minimum. The pond has a sandy bottom shallow end for kids with an 18 ft deep end for snorkeling. There is a nice size sandy beach with a dock and seating for 8 people. We have plenty of sand toys for the kids to use on the beach. Bring your own beach towels!
6 passenger Polaris Ranger Crew ATV is available to rent for $300 a week. A great vehicle to get around the property.

No other ATV's allowed on the property!

We have lots of board games & outdoor games including horseshoes and an outdoor campfire spot.
5 child swing-set just installed.

This property is secluded from large farms, thus no worries about breathing animal odors. Come and enjoy the fresh air in the hills!
