* Spacious, year-round waterfront cottage is nestled on the western shore of Cayuga Lake. Located on a quiet, tree-lined private drive, you will be awarded spectacular sunrises, great fishing from the dock, swimming, and a large lawn for family fun and yard games. Gather on the deck, or move down to the water's edge for sunning and relaxing on the roomy extended dock. Closeout your night cozied up around the fire pit roasting marshmallows under the stars.
* Shallow beach entry into the water is great for children. Beach entry is to the left of the dock, or use the steps/ladder from the dock to enter the water. Swim noodles, inner tubes, and a variety of life jackets are available for use from the enclosed porch. There you will also find charcoal and lighter fluid for the charcoal grill. Remember to bring your water shoes to wear for going into the lake.
* Imagine beginning your day enjoying your morning coffee watching a stunning sunrise while planning your day of fun. Close to Cayuga and Seneca Lake wineries, breweries, fresh local ice cream, hiking, waterfalls, golf, marina, Cayuga Lake State Park, Montezuma National Wildlife Refuge, or take a drive down to Ithaca, approximately 35 minutes away. Our little slice of heaven has everything you need to feel renewed and refreshed.
* Cayuga Lake State Park is just up the road and offers a public boat launch, walking trails, picnic tables, a sandy beach, and a well-maintained children's playground.
* Sunrise Cottage is newly renovated with all new floors throughout, new windows, appliances, hot water tank, premium comfort mattresses, beds, furniture, furnishings, bedding, towels, sheets, window air conditioners, ceiling fans, area rugs, charcoal grill, the works! It's absolutely gorgeous and immaculate, and we would love to be your host!
* Two Bedrooms: King bed in the master, Queen bed with two Twin beds in the large second bedroom, sleeps six. Sleeps 3 more with a queen sleeper sofa and twin sleeper chair (with comfortable, luxury gel foam mattresses), for a total of 9. 1.5 baths. 1500 square feet provides plenty of room for you and/or your family or group to stretch out and relax comfortably. (All living area is on one floor. The second story is attic space only).
* All linens, bedding, towels, and beach towels are provided, in addition, to coffee, tea, sugar, basic pantry items, paper towel, toilet paper, napkins, sponge, dish soap, dishwasher soap, and hand soap. Guests also receive amenity-sized body wash, shampoo, and conditioner.

Also, failure to adhere to the few house rules we ask everyone to follow, which are printed out for guests to read, will result in your security deposit not being refunded or being partially refunded. The boat hoist is for a small fishing boat up to 2000 lbs. We have parking in the driveway for two or three cars depending on car size. No parking on the front lawn as the septic tank is located there.
** The cleaning fee is $195.00 and is subject to the 3% local lodging tax and is added to the fee, as the listing calculator is not equipped to add it automatically.
** Refundable Security Deposit is $225.00.

Rentals require a 65% deposit if booked 60+ days prior to arrival, unless booking includes a holiday. (See below). Balance is due 45 days prior to arrival. Failing to pay your balance on time may forfeit your booking. Bookings less than 60 days prior to arrival require full payment.
Booking the following holidays: Memorial Day, Labor Day, Thanksgiving, Christmas, or New Year's Eve/Day requires full payment if booked in the year of the holiday. If your booking includes a holiday, refunds will only be issued if canceled 60+ days in advance.
Bookings include a $225.00 refundable security deposit. If our few house rules are not followed, this may impact the return of your full security deposit, i.e., failing to tie up all trash bags, leaving the house a disaster, putting unbagged trash in the toters, etc. Security deposits are refunded within 14 days of your stay.
