 Contact us and we will do our best to accommodate you.
 Upscale and well-maintained, 5 bedrooms, 2.5 bathrooms plus large enclosed outdoor shower. 5-10 minute walk from Fire Island ferry, includes central A/C, ceiling fans, and sweeping views of the Great South Bay and Lighthouse.
 One bedroom has a full size bed, one has a queen size bed, and the other three have 2 twin beds. There is a trundle bed and air mattress available, and also a full size sleeper sofa in the living room..
 We also have a mini library, a wagon for your use, 10 bicycles. and a laundry shed. We pay for the cleaning. 
  2024: 90 Seabay Walk at Kismet- Peak weeks, weekends, and specials available and rent prices.

 Our weeks run Friday through Friday unless noted otherwise.

 W/E June 14- 5 pm—June 16- 8pm $2,750 

 Monday, June 24 – Friday June 28th 4 nights 4 pm thru 12 noon $3,200

 Midweek—Mon- July 8-5pm—Fri- July 12--12 noon (4 nights) $3,000

Aug 4 --- Aug 11, $6,890 Sun thru Sun 5pm though 12 noon

 Aug 23 --- Aug 30 $6,890

 Holiday (Labor Day) week of Aug 30 --- Sept 6 $6,890

 Holiday (Labor Day) weekend of Aug 30 – Sept 2 (3 nights) $4,500  

 Short W/E special-Fri 7/26 5pm - Sun 7/28 12noon - reduced to $3,200.

 

 Off-peak rentals are available before June 17 and after Labor Day Weekend at reasonable rates.

            

Notice re Sanitizing

The safety and health of our rental groups is our main concern. We are greatly increasing our cleaning procedures, disinfecting the most sensitive areas between rental group turnovers.Our house will be professionally cleaned, as 

 usual, and sanitized by our regular, long-term house cleaner.

We are paying particular attention to the following:

Exterior doorknobs and slider handles

Interior slider handles and handrails

Interior doorknobs – bedrooms, bathrooms, kitchen cabinets, bathroom cabinets

Bath and shower control handles

Refrigerator and oven handles

All kitchen counter top appliances

Kitchen and bath faucet handles

Shower enclosure handle, toilet handles

TV remote controls

All light and ceiling fan switches in all rooms of the house.

Additional Property Information

Ramp leads to front door and also leads to ramp around side to back of house where you can enter three of the bedrooms without having to climb stairs. However, stairs are only access to top floor.

Policies
I have an exhaustive Operating Manual to assist guests in having an easier time of getting the most of out of their stay at 90 Seabay Walk. This is a NO SMOKING house. No groups involving more than 14 people total, please, including no groups under 21 years old, and no all-male groups of any age, please. No more table candles please. Too risky.

If you are evicted from my house by the police for any reason relating to your behavior or that of your guests, including but not limited to excessive noise, you agree that you will have no recourse against me. You will have not more than 14 people staying at the house during this time. You may have additional guests but agree not to have a large party.
Additional Info
• No pets are allowed in the Rental Unit or its surrounding grounds without advance permission. The Owner levies fines against violators in the amount of $200. This amount will be paid by the Renter to the Owner when a violation occurs.

• The signer of the lease will stay on the premises and will not allow unaccompanied minors to stay in the house overnight at any time or for any reason.

• The Rental Unit shall not be utilized for house parties.

• The Rental Unit is equipped with a wood-burning stove. Large, roaring fires are not permitted and will cause damage to the flue and possibly the building. Fires must be small in nature and the wood -burning stove must be operated responsibly with doors closed at all times to avoid fire.

• The Rental Unit is furnished and equipped by the Owner. The Owner will not be responsible for providing additional furnishings, appliances or equipment.

• Any locked hot tub, rooms or closets are reserved for storage of the Owner’s possessions and shall not be disturbed by the Renter. Penalty is $500.00.

• Renter shall not sublet the Rental Unit or any part of it or assign his rights under the lease Agreement in any manner.
Cancellation Policy
Venmo accounts payment preferred, or check.

If guest must cancel owner will make best efforts to replace original guest. No guarantees. As repeat renters are most desirable, owner and/or assistants will make diligent best efforts.

FERRY CANCELLATION: If inclement weather such as a hurricane forces the ferry company to suspend service to Fire Island, along with a mandatory evacuation of Kismet, the owner and the renter will try to find a substitute day or days to make up for lost time at the house. If a mutual make-up time cannot be reached, the owner will reimburse the renter for day(s) missed on a pro rata basis.

About the Owner

× About Joe Beck. Completely renovated 2008. I lived just north of Fire Island and went to high school there. I first went to Fire Island as a child with my family many years ago. We rode the Fire Island Queen, which has long-since been retired. I returned to Kismet in the 1980's as an adult and fell in love with Fire Island again. Joe Beck purchased this house in 2001

Why Joe Beck chose Kismet: Unique Fire Island experience. Maintaining the house in top shape is a year-round endeavor, a labor of love, as I call it. What makes this house unique: Great bay view. over-sized upper deck, many amenities.

Our 6th Year of Bliss!

Just finished 3 week at 90 Seabay Walk and already planning 4 weeks next year! There is nothing like sitting on that deck as the sun sets over the bay while listening to the waves from the ocean in the distance. This place has everything and more. Clean, well stocked kitchen supplies, linens, towels, great home entertainment system, bikes, kayak, great view of lighthouse and a short walk to market.

Great house with an even better view!

This house exceeded expectations! Downstairs, it has 5 spacious bedrooms along with 2 full bathrooms and access to a lower deck with an outdoor shower. Upstairs, there is a beautiful, modern kitchen, large dining area and a spacious living room with access to a huge deck that overlooks the Great South Bay. Everything was very clean and well maintained. Joe, the owner, was also very responsive and willing to make our stay as nice as possible.

Family Fun

Great family gathering space. Plenty of room for large family. The location is spectacular (as is the outdoor shower) along with incredible views. A fantastic get a way.

Open floor plan living area with beautifully renovated kitchen, central AC, 5 bedrooms tastefully decorated and comfortable. Joe the owner of the house is a very nice guy, the house is well maintained and everything you need to enjoy a beach vacation is available. Great way to enjoy the beach and not miss out on the modern comforts of home.
