The dining area seats 6 comfortably. The 2 sweet air conditioned bedrooms are furnished with queen beds & beautiful linens. In addition, the living room's love seat opens into a twin bed. The bathroom has been freshly tiled & features a custom sink/vanity with a stone top. The private wrap around deck has a gas BBQ & two separate areas perfect for dining out, whether under the stars or beneath shady market umbrellas.
There are comfy lounge chairs for sunning and a spacious outdoor shower beckons, too. Modern conveniences such as FIOS Wireless Internet, Flat Screen HD TV with premium channels. Just bring your toothbrush & bathing suit. Beach Towels, Beach Chairs, Beach Umbrella & Wagon are provided.

Policies
1. Smoking is NOT permitted inside the home.
2. Persons other than those in the Guest party, set forth above may not stay overnight
at the Property.
3. The Homeowner is not responsible for any accidents, injuries or illness that occur while on the Property or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the Guest. It is agreed that Guests, and others whom they invite to use the premises, are expressly assuming the risk of any harm arising from their use of the Property.
4. The Property and all furnishings shall be kept in good order.
5. Pets - Prior approval is required with a $75 additional cleaning fee. Please administer flea and tick prevention prior to arrival. If the pet will be on furniture, provided quilts must be used to cover the furniture.

There is a paid parking lot located at the ferry terminal for you to leave your vehicle. We
encourage you to allow for extra time during the peak travel season.
7. Cleaning and Linen Service Policy: The home has pillows, linens, blankets and towels. The cleaning service will clean the house and linens on guest departure. The home is provided with a starter set of toilet paper and paper towels. Owners do not guarantee that these items will be replenished, and guests may need to replenish their own paper goods, toiletries, laundry detergent, etc.
At time of Check Out, please place used towels in the bathtub. All debris, rubbish and discards should be put in plastic bags and brought to the curb with your recyclable items. Soiled dishes and cooking utensils need to go in the dishwasher. Turn off a/c's. Double-check for personal belongings.
8. Storms and Inclement Weather: No refunds will be given for storms or inclement weather, even if a mandatory evacuation is ordered. Optional travel insurance may be obtained through a third party.
9. Minimum Age: Anyone under 29 years old needs approval prior to booking.
No third-party booking. Adults cannot rent property on behalf of underage guests.
Any additional guests (not on the registration form) are subject to the Owner’s approval.
10. No Flushable Wipes of any kind: They clog the town's 100-year-old pipes and will require a plumber service call.
11. No Events/Parties Anyone under 29 years old needs approval prior to booking.

About Diane I am a Real Estate Broker that has enjoyed having a home in Ocean Beach for 30 years. Diane purchased this cottage in 2000 Why Diane chose Ocean Beach This is a sweet cottage that gives guests a wonderful opportunity to savor the Fire Island Experience.
What makes this cottage unique My experience in Real Estate & Fire Island gives me an understanding of what our guests are looking for when they rent a home. Basically, the same things that I appreciate.
Cleanliness & a peaceful place to relax with friends & family. My home is close by so that if needed, I can respond quickly to any issue that arises during their stay. I also can rely on the contacts & support of wonderful service people who work in Ocean Beach.

Amazing stay in Ocean Beach!
We had the best week in Ocean Beach. This cottage is exactly as advertised - charming and clean. Diane met us at the ferry with a wagon so we wouldn’t have to lug everything. Short walk into town, grocery store around the corner. We had our two dogs with us. Diane’s husband recommended a beach a few blocks over from Ocean Beach where dogs are allowed. We brought them there every morning - they had a blast. Would definitely stay here again!

Great time at ocean beach
Great little house in ocean beach near the bay side. Grocery store is right around the corner, short walk into town. Property was clean, Diane was very helpful and met us at the dock with a wheelbarrow to help move in all our stuff. Great place would recommend. This is our second time at this property.

I booked this home for a week in August. The home was as advertised, charming and perfect for a week at the beach. Every convenience was within walking distance. The sunsets were sensational. Very family friendly. Awesome host! I will definitely be back.

Beautiful Cottage by the Bay!
We loved staying at Diane and Joe's cottage in Ocean Beach, Fire Island! The outdoor space was great, and we were so happy that it was gated in, so that our dogs could be off leash outside :) Diane was also very understanding about how yappy my little dog can be, which I really appreciated!
The bedrooms are very comfortable, and felt "equal", which may be a concern for people splitting the price. We didn't use the pull-out bed in the living room. The kitchen was well stocked with dishes, the coffee makers, etc. which was great.
I was worried about noise bing so close to town and the back of some restaurants, but it was only loud on two nights out of seven. However it didn't matter too much as the AC drowned out the noise.
Great cottage, we would love to return!

Very cozy cottage
Great little place toward the bay side of ocean beach. Within walking distance to everything. Grocery store is like 30 seconds away around the corner. Very convenient location. Fairly short walk to the beach. Place was clean and comfortable. Would recommend.

Cozy and Comfortable
Just came back from week at Diane & Joe’s Ocean Beach Cottage. The house is exactly as pictured and they are very attentive owners. We loved the outdoor shower and the outdoor space was perfect for dining al fresco or chilling after an afternoon at the beach. How convenient it was to have The Pantry right next store to fill in groceries on a whim. Sunset viewing couldn’t be any closer. Have been coming to FI for years with the family but this time it was just the two of us and we didn’t need a big house and didn’t want to stay at a hotel and stumbled on this listing and it was perfect. We would come back
again.
