The space
Living Room:
The bright, airy living room features a comfy sofa and loveseat, additional bench seating, a generous cocktail table, and a 55" Flat-Screen Smart TV for streaming your favorite channels. the adjoining sitting room with a daybed is perfect for relaxing and taking in the view.
Dining Area
Enjoy meals together at the solid wood table which comfortably seats 10. It is also the perfect place to play a fun game or cards.
Lounge Area:
The spiral staircase leads to the Upper-level lounge/workspace with a desk and a Flat Screen TV with a Firestick. The room is semi-open to below and is an ideal lounge or workspace, if work needs to be done on vacation. The comfortable couch transforms into a queen bed if desired.
Bedrooms:
The cozy coastal chic design carries into all 5 bedrooms. All air-conditioned bedrooms have beautiful linens and extra pillows. Luggage racks are provided for easy unpacking. Closets and drawers are empty and ready to be filled with all your belongings. Four Bedrooms. are on the lower level and One Bedroom is upstairs.
Bedroom #1
provides a spacious sumptuous stay with three exposures, including a view of the bay. There is a King Bed, Armoire, two nightstands and a desk where you can get some work done.
Bedroom #2
A peaceful room with double exposures, a Queen Bed, two nightstands and a console table. A ceiling fan along with an air-conditioner provide options for your comfort.
Bedroom #3
Has courtyard views, full and twin bed, nightstands A ceiling fan along with an air-conditioner provide options for your comfort.
Bedroom #4
Furnished with a pair of twin beds, nightstand and a bookcase stocked with books, puzzles and games for all ages.

Bedroom #5
A spiral staircase leads to the upper level's serene skylighted bedroom which has a Queen Bed, two nightstands and an upholstered bench.
Bathrooms:
There are two full windowed bathrooms on the lower level.
One bathroom has a shower/tub and the other has a walk-in shower.
Fluffy white towels are provided.
There is also an outdoor shower on the back deck.

1. Smoking is NOT permitted inside the home.
2. Persons other than those in the Guest party, set forth above may not stay overnight
at the Property.
3. The Homeowner is not responsible for any accidents, injuries or illness that occur while on the
Property or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the Guest. It is agreed that Guests, and others whom they invite to use the premises,
are expressly assuming the risk of any harm arising from their use of the Property.
4. The Property and all furnishings shall be kept in good order.
5. Pets - Prior approval is required with a $75 additional cleaning fee. Please administer flea and
tick prevention prior to arrival. If the pet will be on furniture, provided quilts must be used to
cover the furniture.

There is a paid parking lot located at the ferry terminal for you to leave your vehicle. We
encourage
you to allow for extra time during the peak travel season.
7. Cleaning and Linen Service Policy: The home has pillows, linens, blankets and towels. The cleaning
service will clean the house and linens on guest departure. The home is provided with a starter set
of toilet paper and paper towels. Owners do not guarantee that these items will be replenished, and
guests may need to replenish their own paper goods, toiletries, laundry detergent, etc.
At time of Check Out, please place used towels in the bathtub. All debris, rubbish and discards should be put in plastic bags and brought to the curb with your recyclable items. Soiled dishes and cooking utensils need to go in the dishwasher. Turn off a/c's. Double-check for personal belongings.
8. Storms and Inclement Weather: No refunds will be given for storms or inclement weather, even if a
mandatory evacuation is ordered. Optional travel insurance may be obtained through a third party.
9. Minimum Age: Anyone under 25 years old needs approval prior to booking.
No third-party booking. Adults cannot rent property on behalf of underage guests.
Any additional guests (not on the registration form) are subject to the Owner’s approval.
10. No Flushable Wipes of any kind: They clog the town's 100-year-old pipes and will require a plumber
service call.
11. No Events/Parties
is 100% refundable. If cancellation is less than 60 days, the booking is non-refundable,
unless we can find a replacement booking. If we find a replacement, we can refund the nightly
rate minus a 20% service fee. Guest may mitigate this loss by purchasing Travel Insurance
offered by a third-party provider.

One of the Best AIRBNB's we have visited
We have stayed at many Airbnb’s over the years and this was one of the best. No one has come close to being as responsive to our needs as Diane had been. Every request and message was responded to immediately and satisfactorily. I can’t imagine a better host experience.

Charming House on the Bay
This charming house on the bay was such a pleasure. The sandy yard area with the grill, picnic area, and chairs was enjoyable! Plenty of beds & bedrooms, with lots of available pillows, and comfy too! The kitchen is small but equipped with all that we needed from a large pot for boiling corn on the cob, to a pitcher for lemonade. The house was clean and organized and offered the comforts of home.

A Perfect Beach House
We had a wonderful week at Diane’s place. The house is a perfect beach house , comfortable beds and easy living. Location was wonderful and we had some amazing sunsets. Diane is very accommodating and helpful with any questions or wishes you might have. I highly recommend!

Perfect!
Diane’s place was wonderful. Ocean beach is a fun community to explore and the location is right in the middle of it. We stayed for 5 nights with 6 adults and 2 toddlers and the space was perfect!

The house is amazing!
Diane’s house is amazing! We had plenty of room for a group of 8 plus a baby and dogs. She provided everything we needed - beach chairs and boogie boards, shampoo and conditioner, beach towels - and was such a welcoming, helpful host. She even sent us a fire island guide before we arrived, with restaurant recs and grocery ordering info. So sweet! We would rent this house /rent from Diane again in a heart beat!

Fantastic
The house felt like a home away from home. Clean and Comfortable. The spacious living room, with its large windows, allowed us to enjoy bay views from the comfort of the cozy couch. We enjoyed the private sandy beach with Adirondack chairs and a dining area, for sunbathing, al fresco dining and sipping our morning coffee while watching the bay’s activity. The sunsets on the bay were magical. We couldn't have asked for a more perfect beach getaway and we left with wonderful memories.

VERY CLEAN and FRESH. HIGHLY RECOMMEND
You can always tell when you have the most fabulous place---it's when you see other people walking by YOUR house. And I can tell you that the location of this home overlooking Great South Bay is the VERY BEST on the island. Sand outside your door and direct Bayfront. Marvelous! Diane was the most exquisite host!! Terrific communication before and during our stay, Above and beyond any host I've ever met. Before we came, I told her I needed desks and I'm coming to ride a bike! She made sure that we had 4 bikes that were in great shape. The view from the house is drop-dead gorgeous! It has a seating area outside in the sand, with decorative lights at night to give it a beautiful ambiance. Patio chairs/ tables/decorative grasses in the sand (in your "backyard") yet beyond that is the Bay which is gorgeous! Exciting and FUN to see the Bay every day! Boats coming/going, never a dull view. Walk to everything. crisp/ towels/. VERY CLEAN and FRESH. HIGHLY RECOMMEND.

Fabulous Views!
Great host, super responsive and kind. She’s on the premises and not intrusive. Fabulous views, working a/c, plenty of cups, dishes,and silverware. Lots of bedrooms, nice sheets, and the house sleeps many we didn’t even fill all the bedrooms.

Phenomenal!
My recent stay with our family at this beach house was absolutely phenomenal!
The location of is simply unbeatable. Bayfront with the most breathtaking sunset views.
The house itself was a true gem. Immaculately clean, beautifully decorated, and equipped with all the modern amenities one could wish for. The bedrooms were cozy and comfortable, and I had the best night's sleep.
Our hosts were attentive and their hospitality and local recommendations added a personal touch to the trip that I truly appreciated.
I can't say enough about how wonderful our stay at this beach house was. It was a much-needed escape for our family from the hustle and bustle of everyday life, and we left feeling refreshed, relaxed, and rejuvenated. If you're looking for the ultimate beachfront getaway, I wholeheartedly recommend this beach house. I'm already planning my return trip!

Nothing Short of Perfect
Wow! What an absolutely incredible experience we had during our stay at this beach house. The location is absolutely unbeatable. The views of the bay from every corner of the house are breathtaking, and we enjoyed many sunset moments and watching boats sail by. The house is a dream. Impeccably clean and tastefully decorated, it provided a cozy and comfortable atmosphere for our entire stay. The bedroom’s comfortable beds have beautiful linens. The bathrooms were well-maintained and stocked with fluffy towels. The open-concept living area allowed us to enjoy meals together while gazing out at the bay and the fully-equipped kitchen and BBQ made cooking a breeze. We appreciated the beach chairs, umbrellas, and toys that were provided. We spent hours lounging on the beach and swimming. The hosts were helpful throughout our stay, making sure we had everything we needed to make our vacation memorable. We left feeling relaxed, rejuvenated, and grateful for the memories we created. We can't wait to return for another slice of paradise!
