In total, we’ve got 4 beds and 5 fold out beds for large groups of up to 10. 1) The Main Apartment with 1 Bedroom & Bathroom: There is one queen sized bed for 2 guests and one marble bathroom attached to the bedroom. We’ve also included 2 chairs and 1 ottoman that all convert into extra single beds. The bathroom in the apartment is modern with a glass sink, toilet, small bathtub with rain shower. The bathroom and the kitchen within the unit have been remodeled so you won’t have to worry about any water that isn’t hot enough. This whole apartment has been polished to make sure guests are happy and enjoy themselves. Within the living room, 10 people can comfortably lounge and they have access to a full kitchen and dining room. 2) The Duplex Suite with 2 Bedrooms & 1/2 Bathroom: The first bedroom is completely private and holds 2 single beds that can be combined to form a King size bed. The second bedroom is part of the office/library and has 1 queen sized futon bed with an extra mattress for double comfort. Stairs leading to the upstairs bedroom are in this room. We’ve also brought a chair that converts into a bed and a fold out bed is available if needed. In total, this second duplex suite holds 5 more guests and the rooms are connected by private stairway between them. 3) Private 1000 Square Foot Garden (Allows Smoking): After a long day, or night, out and about in the city, guests can relax in the apartment’s quaint walled-in garden, enjoying the greenery and change of pace from the hustle and bustle of the streets that are only a few feet away. The 1,000 square foot private garden is an oasis in the midst of the concrete jungle, and it will surely make guests feel at ease. moking is okay in the garden, however, it is not allowed inside the apartment. Other things to note This is a LEGAL apartment and there is 5.875% tax and $2 a night bed tax required in cash on arrival. It is quite Risky to rent an illegal apartment because the attorney general is shutting them down. The New York State Multiple Dwelling Law prohibits short-term rentals of property in Class A multiple dwellings used for permanent residence purposes (which Includes most apartment buildings but not single and two-family buildings) unless a permanent occupant of the apartment is present during the stay, no money is exchanged, or if the stay is longer than thirty consecutive days. This listing consists of a 1-bedroom main apartment with an en suite bathroom and an adjacent 2-room duplex suite. There is a private flight of stairs within the duplex adjoining the downstairs room with the upstairs room. There is a half bathroom en suite to the upstairs bedroom. All guests are required to sign a rental agreement and provide a photo ID within 24 hours of reserving. We will be happy to send you a copy before booking upon request. Check-in is between 4 pm and 8 pm. Early check-in can sometimes be accommodated with prior approval. Late check-in is $35 an hour until midnight when it increases to $50 an hour. Please let us know in advance so that we have time to arrange for someone to meet you. The main apartment (1 bedroom) plus the suite (2 additional bedrooms) have enough beds/fold out beds and seating for 10 guests. This will be a cost saving over 3 or 4 hotel rooms but you should keep in mind that some of the group will be sleeping in the living room and and it will be a trade off with being private. Many guests are happy with this arrangement. The apartment is in an Historic Townhouse from the 1850's. It has been completely remodeled several times. The layout is spacious and somewhat quirky giving it lots of charm. All guests are accepted. I love to meet new people. My main home is in Florida, but I come to NYC as often as possible and know I am lucky to live in such wonderful neighborhood.
It is rewarding to share my knowledge of insider places with my guests. I wrote a book for my guests, 'How to Live Like a Real New Yorker in our Neighborhood'. It give suggestions about where to eat in all price ranges, museums, attractions, grocery shopping, luxury shopping, discount shopping, how to take the bus and subway, how to find your way around the city and lots more.

We had a very interesting time in NYC. Marea, Gene and their son are very accommodating,, the location is great and the apartment is spacious. It was so nice to be able to arrive and leave our bags before check-in. When we checked in, Marea greeted us with wine, snacks and a chat about restaurants and other activities in the area. It was very sweet and the wine was delicious!
While in NY, my purse was stolen in a restaurant. It really put a damper on my trip. Not having a phone or ID set me off kilter. Keys for the apartment were also stolen. The Edynak's were very kind and gave us another set of keys and expressed their disappointment regarding the event..
We really enjoyed the outdoor garden area too. Again, it's really a spacious area. It's perfect for dining or just hanging out after a busy day.
The unit is fully stocked with all the essentials.
At checkout, we were able to leave our bags for a few hours before we headed out to the airport. This was so helpful. It gave us the opportunity to explore more of NY.
I thought I'd be charged with replacement of the keys, but Marea said she will return the full deposit. I am so grateful.

We have yet to find a host more gracious, accommodating, welcoming, and genuinely kind than Marea! Events caused us to change bookings a little more than 24 hours before checking in, and it would have been easy and acceptable for Marea to pass on allowing us to use her property, especially as she herself was out of state on vacation. Instead she arranged for her son, Christopher to greet us and show us around. With a glass of wine! Now, that’s graciousness. The apartment is perfectly located for tourism and we loved it’s character. We visited with our kids and grans and everyone had a great stay. Thank you, Marea and Christopher

The apartment worked perfectly for 5 of us. We had 2 16yr old granddaughters with us and they loved the separate upstairs room with twin beds. We had to schedule showers as the upstairs bath is a 1/2 bath, but it really was not an inconvenience. Inside was very much as advertised and much more spacious than any of the other VRBOs I researched, plus a patio off of the kitchen for outdoor gatherings. Easy walk to subways going north or south, and easy walk to many restaurants and grocers nearby. Marea was a wonderful host. She was very helpful and accommodating on our first day especially, and easy to reach for questions and ideas before we even arrived. We all agreed we would stay there again in the future.

The location was IDEAL. Very close to the subway and in the heart of town. We had my parents, our 4 kids (12, 12, 6 and 1) and it fit us perfectly. My parents were amazed we found a VRBO like this in Manhattan.

This apartment is in a fantastic midtown location. It is tastefully furnished and the kitchen is very well stocked for ally our needs. Marea, the host, is a delight and we would definitely return. The little courtyard garden was the icing on the cake!

We loved staying here. Very clean and tidy. Beds were comfortable. plenty of hot water and towels. Sophisticated white wrap around sofa and Oriental carpet. Garden was great. Very convenient neighborhood with lots of restaurants. Subway is 1 minute walk. We'll always stay here when we come back.
