We are 1 minute from the Ironman course and the Hardy Road Mountain Bike Trails. This carriage house is on private property outside the quaint town of Wilmington, NY just minutes from Lake Placid & Whiteface Mountain Resort! The owners are not home when this property is rented. You will have complete privacy! We do NOT have video cameras at our properties! We respect your privacy, please respect our homes!

This property is better than any hotel/motel you could stay at in the area and we are priced competitively!! Details: Overlook Mountain Hideaway sleeps 4 people. It has 1 bedroom with a king-sized bed and a queen-sized foam mattress to sleep 2 more in the studio. If there are 4 guests, please know space will be tight but you're on vacation and are free to decide what you prefer.

The bedroom includes warm, stylish colors and tasteful decor for a luxurious stay. The bed is comfortable and inviting for a restful night sleep under beautiful, warm quilts. Extra pillows are available for your enjoyment and spare blankets are available for chilly nights. There is a spacious closet for unpacking your clothes with hangers provided.

A dining table and two chairs are in the room for playing cards, eating snacks, or working on your laptop. For your comfort, we are pleased to provide A/C. We have wifi and a smart tv (streaming only), no cable. The wifi is weak in the mountains but you should be able to stream movies and tv shows. There is a phone, or you can use your cell phone over wifi to access appropriate apps for video or to make calls over the internet. The bedroom has ceiling fans, as well as, side table lamps that offer a softer glow for watching TV or relaxing.

Bathroom Details: The bathroom has a custom shower with subway tiles, a toilet, and sink/vanity. There is ample ceiling and lighting over the sink, while mirrored medicine cabinets offer space with which to store your belongings. The fixtures are elegant and simple to use. There is ample water pressure and lighting available. We think you'll find it immaculate and lovely.

Additional Information: The following items are minimally supplied (only enough to get you started): toilet paper and soap. Linens are provided, including bedsheets, washcloths, and bath towels, to use during your stay. We do not supply kitchen spices, condiments, hand towels, beach towels, shampoo, or body soaps. A plow service shovels snow (above 5 inches) in winter. You will need at least an ALL-WHEEL-DRIVE car in the winter since the driveway is long and sloped. There is parking for 1 car on the right side of the carriage house.

The location of Overlook Mountain Hideaway is perfect for couples and outdoor adventurers seeking a nights rest from activities! The home is ideally situated, just 4.5 miles from Whiteface Mountain Resort; an 18-minute drive from Lake Placid; and close to hiking trails that vary from relaxed walking/beginner trails to hard climbs/expert trails.

Be sure to visit the beautiful Wilmington Flume, a 6-minute drive from the cottage. Boasting over 283 acres of skiable terrain, 86 trails and 11 lifts, Whiteface Mountain has the greatest vertical drop east of the Rockies and features diverse terrain for beginner skiers and snowboarders, expert glades, and slides for the advanced and loads of trails for everyone in between! The longest run is the 2.1 mile 'Wilmington Trail' and total skiing/boarding stretches over 22 miles.

Whiteface Mountain is truly fun for everyone! In summer, Whiteface offers splendid views, gondola rides, mountain biking, extreme tubing and more. Lake Placid is a beautiful 18-minute drive from Wilmington along NYS Route 86. Wilmington Notch on the way is breathtaking and has been designated part of the Olympic Scenic Byway. Hiking trailheads and beautiful High Falls Gorge are accessible right from the road! A charming, all season resort town, Lake Placid boasts a Main Street; unique, locally owned shops; loads of dining options; sporting and cultural events, movie theatre, mini golf and waterfront park where live music is featured weekly during summer. The town also has supermarkets, delis, and other conveniences. Overlook Mountain Hideaway is kept clean and the owners and rental team take tremendous pride in ensuring that it is perfect for each guests vacation.

Our handyman service is on call 24-hours a day for any issue that may arise during your stay. This studio is available for rent for two nights or more, any time during the year. There is a 3% Essex County bed tax.

Rental Agreement
For good and valuable consideration, it is agreed between property manager/landlord (Adirondack
Vacation, LLC) and guest as follows:

1. Guest responsible for this Rental Agreement must be 21 years of age or older, affirms age by
entering into this agreement and must be staying at the rental property for the duration of rental
dates.

2. Property Manager/Landlord hereby rents to Guest the premises described as follows for the dates
secured through the online booking and as reflected on the receipt provided to Guest.

3. Check-in is no earlier than 4:00 PM on the date the rental starts, and Check-out is no later than
10:00 AM on the date the rental is completed. Please note that Property Manager/Landlord strictly enforces this rule for the enjoyment of all guests, as
our cleaning team can get the house ready for the next check-in.

4. Guest is responsible for the conduct of all other guests and tenants and responsible for their
actions in following this agreement. The Property Manager/Landlord may hold Guest responsible
for guest’s other guests, tenants and invitees to the property in the event of damage, negligence,
gross negligence or intentional acts which damage the premises or create situations of liability.
Guest agrees to defend and indemnify property manager/Tenant for any conditions created by
Guest, other guests, Tenants, and Invitees the property which are attributable to wholly or in part to
actions or inactions of Guest, other guests, Tenants, and Invitees.
AGREEMENT DATE: Date that booking is secured by deposit/payment online
Final payment due by: 35 days before start of rental

** PLEASE LEAVE OUR HOME IN GREAT CONDITION **
Our studio comfortably sleeps 2 guests with a maximum capacity of 4 guests). This home has 1
queen-sized foam mattress. If the home is at the maximum capacity posted, please know that it will be
cramped space but you are on vacation so have fun :0 ). However, rates published at the web site assume no
more than the maximum capacity at this home. At no time may guest have more than the maximum capacity
posted for that home. If at any time management becomes aware of more persons than the maximum capacity
staying in the home, this will be considered a material breach of this agreement and guests will be subject to
immediate removal from the home, forfeit their rental payments and otherwise agree that they will have no
further rights, claims or causes of action against the Property Manager/Landlord. Reservation is secured
when Tenant makes payment online. Upon receipt of final payment, guest will be emailed a copy of receipt,
along with directions to the studio. If the guest made their initial inquiry through a major vacation rental
website, the guest is required to complete the booking process through the originating vacation rental website.
If the guest does not adhere to this requirement, a major vacation rental website will charge Adirondack
Vacations, LLC 10% of the rental price. If this happens, Property Manager/Landlord will in turn charge this fee
to the guest and the guest has 24 hours to pay this fee to Property Manager/Landlord or the reservation will be
cancelled with no money refunded.

1. Guest shall at their own expense provide the following utilities or services: Food, and anything else not specifically provided herein. The following item is minimally supplied (only enough to get you started): soap, toilet paper, coffee filters, charcoal, and lighter fluid. We do not supply shampoo, body soaps, or spices. Property Manager/Landlord shall at their expense provide the following utilities or services: Heat, Electricity, Hot & Cold Water, Linens, Towels, and air conditioning.

2. Guest further agrees that:
a) Upon last morning of rental period, Guest shall leave key(s) on bedside table.
b) Upon the expiration of the Rental they shall return possession of the rented premises in its present condition, reasonable wear and tear. Furniture and appliances shall not be moved without permission. Guest shall commit no waste to the leased premises.
c) Guest shall not assign or sublet said premises or allow any other person to occupy the leased premises without Property Manager/Landlord's prior written consent. Guest shall at no time have more than the maximum capacity posted in their party sleeping at the studio, or regularly taking meals at the studio. If management determines that more than the maximum capacity are staying at the studio, guest will be asked to leave and escorted off the premises by Management and will forfeit all rental fees paid.
d) Guest shall not make any material or structural alterations to the leased premises without Property Manager/Landlord's prior written consent.
e) Guest shall comply with all building, zoning and health codes and other applicable laws for the use of said leased premises.
f) Guest shall not conduct on premises any activity deemed extra hazardous, or a nuisance.
g) Guest shall not drive or park on any portion of the yard.
h) Guests shall not have any dogs on the property. Bringing any animal will be considered a material breach of this agreement and Guests will be subject to immediate removal from the home, forfeit their rental payments and otherwise agree that they will have no further rights, claims or causes of action against the Property Manager/landlord.
i) Guest shall only park to the right of the garage, parking is available for 1 car only, and parking is not permitted in the garage or in front of the garage.
j) Whomever agrees to the lease terms must be at the property during the entire vacation period
k) Guest shall not dispose of anything other than septic safe toilet paper into the toilet. The house has a septic tank and disposing of anything other than septic safe toilet may cause the septic to back up. If this happens, the renter is responsible for the cost of all costs associated with this violation of this clause.
l) Guest shall understand that the owners will be away from the house when the HideAway is rented unless there is a change in their travel plans that prevents them from leaving. In which case, the guests shall agree to having the owners at the house at the same time the renters are at Overlook Mountain Hideaway. m) Guests shall not enter the owners house, the large building to the left of the studio, at any time. If at any time management becomes aware of any attempt at entering the home or actually entering the home, this will be considered a material breach of this agreement and guests will be subject to immediate removal from the home, forfeit their rental payments and otherwise agree that they will have no further rights, claims or causes of action against the Property Manager/landlord. However, the deck on the right side of the house with the hot tub, dining table, and nearby fire pit is available for the renters of Overlook Mountain Hideaway to use.

3. Guests must adhere to the following:
a) Guests shall separate and sort trash: recyclables (glass, tin, metal and plastic) shall not be mixed with redeemables (beer, soda cans and bottles), neither of these two will be mixed with general trash.
b) When you arrive, the hot tub water temperature may be tepid. This happens when the caretaker changes the water prior to your arrival. It may take up to 7 hours to reach 104 degrees. Use hot tub and sauna at your own risk. No one under the age of 18 is allowed in the hot tub without strict supervision. Shower before each use of the hot tub and keep water level 4" above the highest air jet. If the waterline is below the jets the heater to the hot tub will break. Use a bucket or cooking pot to fill using water from the kitchen. If the heater is damaged as a result of a low water line, then the guest will be charged for the damage. Guests shall not have more than 5 persons in the hot tub at a time. Do not sit, stand, or put anything on top of hot tub cover. In addition to servicing the hot tub before your stay, a hot tub technician may stop by during your stay to inspect and/or service the hot tub for regular maintenance. This contract allows him/her to perform this service if it happens to be scheduled during your stay.
c) Guests shall not allow any pets in house.
d) Smoking inside or outside the studio is absolutely forbidden. No smoking on the premises,
e) Before checking out on the last day, guests must wash dirty dishes in the sink.
f) Guest may not use any propane cooking grills. A grill is provided outside the studio.
g) Guests must take good care of the rented premises, and all equipment and fixtures contained therein. Guest agrees to inform Property Manager/Landlord of any issues at the studio, involving furniture, plumbing, electrical, appliances or amenities, including the hot tub, when they occur, and Property Manager/Landlord will make every effort to fix the issue in a timely manner. Guest is liable for damages caused by his or her acts or neglect and any acts and neglect of his family, invitees or guests. If guest fails to report a needed repair or replacement, Property Manager/Landlord will repair and invoice guest for payment. Property Manager/Landlord is liable for any major maintenance work not the result of Guest's acts or neglect or failure to report Property Manager/Landlord or Property Manager/Landlord’s representative.
h) Guests must allow entry of contractors or maintenance crew to do minor maintenance of appliances such as hot water heater, install or remove a/c units, repair as needed. The owner will provide 24-hour notice unless it’s an emergency.
i) Non-Refundable Damage Protection Fee –
The Damage Protection Fee of $9.00 for the property is non-refundable and covers accidental damages to furniture, appliances, electronic devices, windows, doors, and any resource of the home up to $1,500. If damages exceed $1,500 for repair or replacement value, Guests agree to cover the difference. Acts of neglect or irresponsibility are not covered.
j) Property Manager/Landlord is not responsible for injuries suffered by Guests at chalet property, which involve walking, swimming, wildlife, etc., or the use of studio facilities. Property Manager/Landlord is not responsible for injuries suffered by Guests through any, and all activities, such as horseback riding, skiing, etc., or acts of nature.
k) Property Manager/Landlord is not responsible for damage to, or immobility of automobiles or trucks parking, parked, or arriving or leaving at the chalet. Guest understands that they drive vehicles to and from the chalet at their own risk.
l) Winter in the Adirondacks is filled with naturally occurring conditions, like snow, ice, and sleet. Be careful and cautious. Property Manager/Landlord is not responsible for injury due to icy steps, walkways, driveways, or falling icicles and/or snow. In winter months, guest shall be aware of possible icy/snowy conditions, especially taking care not to stand under overhanging roofs where icicles and/or snow may fall. Guest is responsible for snow removal on steps of property and sanding the property to assure safety of Guest, his/her invitees, fellow guests and tenants. Sand is provided by the Property Manager/Landlord for Guest’s use, but it is the responsibility of guest to notify Property Manager/Landlord if Guest is out of sand. Property Manager/Landlord has engaged a plowing contractor to plow the driveway when five or more inches of snow fall, but there is not a set time for response by the plowing contractor to attend to the driveway.
m) Noise ordinance: Wilmington enforces a strict noise ordinance after 10:00 pm for which you must adhere.
n) Fireworks are strictly forbidden. It is the law.
o) Cutting of any trees, bushes, or any vegetation is strictly forbidden.
p) Studio provides smart TV, and DSL high speed internet access and local telephone service and 911 calls only; however, if WIFI is working, guest can use phone apps over WIFI for placing long distance calls (example: Facebook messenger). If any of these services are not working the guest will notify Property Manager/Landlord. The internet provider may not be able to fix the problem immediately. This does not constitute a reduction in rental fee. Guest also acknowledges that his/her cell service may or may not have a strong enough signal to make or receive calls or text messages. If guests use the television to connect personal devices (phones, gaming equip, etc.) guests must put all cables back where they were and make sure tv is operating correctly before departure.
q) In the event amenities, such as the hot tub, appliances, etc are not working due to service issues or damage and abuse does not constitute any reduction in rental fee.
r) In the event of any breach of this Lease, Property Manager/Landlord shall have full rights to terminate this Lease in accordance with state law and re-enter and re-claim possession of the leased premises, in addition to such other remedies available to Property Manager/Landlord arising from said breach.
s) This agreement shall be interpreted under New York law.
t) Any litigation under this agreement shall be commenced in either the Wilmington Town Court, the Essex County Court (New York) or the Essex County Supreme Court (New York) as the venues of choice, based on the amount of damages in controversy.
u) In the event that any provisions of this agreement are deemed unenforceable, this finding shall not cause the contract to be unenforceable and the provisions shall be severable.
v) Nothing in this agreement shall be deemed to limit the remedies or claims of the Property Manager/Landlord.
w) The prevailing party in any dispute or litigation shall be entitled to reasonable attorney’s fees, costs of collection, filing fees, related costs and expenditures and other reasonable costs of litigation or contemplated or pre-litigation matters.
x) Occasionally, and very rarely, there are power outages in the local area, this home does not have a generator. If the power fails for more than 3 hours, you will have to vacate the premises and we’ll refund your money at a prorated amount for the duration of your stay. Call Kim Colby, our caretaker, 518.637.7209 to find out the estimated period of the power outage.
y) Guests must allow entry of contractors or maintenance crew to do minor maintenance of appliances such as hot water heater, install or remove a/c units, repair as needed. The owner will provide 24 hour notice unless it’s an emergency.
z) Guests shall follow the following directions for the Hot Tub:
NO ONE UNDER THE AGE OF 18 MAY USE THE HOT TUB WITHOUT PARENTAL SUPERVISION. IT IS ALSO ADVISABLE THAT NO ONE UNDER THE AGE OF 12 BE PERMITTED TO USE THE HOT TUB WHATSOEVER. YOUNGER SKIN IS MORE SUSCEPTIBLE TO REACTIONS TO THE CHEMICALS USED TO TREAT THE WATER.
NO GLASS OR ALCOHOLIC BEVERAGES ALLOWED WHILE USING THE HOT TUB.
1. You must shower off before entering the hot tub. This will help keep the water clean during your stay.
2. To open the hot tub, UNHOOK ALL 4 STRAPS. If all 4 straps are not unhooked before lifting the cover they will break Fold in half over the metal bar.
3. Lift and store the cover, it hangs by itself. MAKE SURE ALL 4 STRAPS ARE UNHOOKED BEFORE LIFTING COVER.
4. Be sure to replace cover and lock straps after use.
5. Shower after you exit the hot tub. Chemicals used to treat the water can be harsh and dry your skin.
6. Do not sit, stand, or put anything on top of hot tub cover.
HOT TUB RENTERS RESPONSIBILITY:
It is the renter’s responsibility to make sure the waterline is above the jets. If the waterline is below the jets the heater to the hot tub will break. Use a bucket or cooking pot to fill using water from the outside faucet using the pitcher supplied at the studio. Please take care of our hot tub!
In addition to servicing the hot tub before your stay, a hot tub technician may stop by during your stay to inspect and/or service the hot tub for regular maintenance. This contract allows him/her to perform this service if it happens to be scheduled during your stay.

This Lease shall be binding upon and inure to the benefit of the parties, their successors, assigns and personal representatives.
We highly recommend travel insurance. Our clients use companies like CSA or Rental Guardian to protect them for any cancellation they need to make due to adverse weather conditions, death in family, etc. It's up to you to get insurance. We can't stress this enough since we do not provide refunds.
Cancellation policy: NO CANCELLATION/REFUNDS ARE ACCEPTED/ISSUED FOR ANY REASON.

Todd was a tremendous host. The place was totally spotless and fresh. This was a perfect place to get away and relax. Short drives to Wilmington and Lake Placid make the location pretty much perfect. Views from the property are stunning. Excellent hiking right down the road. Todd even called us on our way North to make sure we were safe driving as we hit a decent snow storm on our way. Couldn’t ask for a better host. Thanks again!
