The Imperial is a beautiful 8 bedrooms and 5 bathrooms home. The first floor offers an open floor plan with two-story entryway , eat-in cherry kitchen with granite countertops, double oven, dishwasher, stove, refrigerator, and seating for 14.
Also, on the first floor an open formal dining room living room with floor to ceiling fireplace, 2 queen sleepers, and dining seating for 10,a full bathroom, a king-size bedroom, a bunkroom, a laundry room, and mudroom. Walls of windows across the front with sixty feet of deck overlooking bay and lake.
The second floor has one king bedroom suite and 4 queen bedrooms, 3 full bathrooms, one with Jacuzzi. The lower level has one queen bedroom, a half bath, two bars, a poker table, a pool table, a two-tier home theater with power seats, eight-person hot tub, and outdoor shower. Outside there is a playground for kids, a permanent dock, a permanently covered power boat hoist, 12x18 building with living and dining area on the bay, fire pit, and much more!

About Bernie Cooper
My husband and I have been summering or residing in Fair Haven all of our lives. This property was my family's cottage until 1998 when my husband and I built a year round home here. We have lived here for the past 15 years with our 4 children.

Why Bernie Cooper chose Fair Haven
This property has been in my family for 33 years. My husbands family's cottage is just 2 doors down and is how we met. My husband's family has been rooted in Fair Haven since it was established. My family has vacationed here for over 40 years and lived here for 31 years. We have enjoyed all Fair Haven has to offer and would now like to share those experiences with you.
What makes this House unique
This property was one of 10 parcels originally established in 1895 as The Imperial Club. The original founders created a unique place for members to enjoy their summers. That is why today our property is one of the only deep lots with gradual access to the bay. You will find the best views and some of the deepest water in all of Little Sodus Bay. Too many benefits to mention !

Loved it!
This was our second time at this property because we enjoyed the first stay so much! The property was perfect for our stay. It was clean, more than enough space, the beds were comfy, and the home owner was very helpful in answering any questions we had in a timely manner. We were very pleased with our stay and would stay again!

Great trip
Spent a wonderful long weekend at this house. No shortage of things to do. Had a big crew and never felt cramped. Pristine view. Great theatre room and hot tub. Will be back next year.

Lovely house for a friends weekend (8 couples)
This house has it ALL!!! All of the bedrooms are so roomy and comfortable. Love having two dining areas and such a large, fully stocked, kitchen. So many utensils, pots/pans, baking dishes, Crock Pot, etc. Perfect location for a wonderful couples weekend. So perfect, in fact, this is our 3rd year visiting and although we just left a short while ago, our group is already talking about next year's trip! Bernie & Bradley are so wonderful to work with. This trip, the grill didn't seem to be working, so we called Bradley and got directions on where to get another propane tank. Not sure if the grill may need to be replaced because the grilling seemed to be a little uneven. Our group had all our meals at the house, played corn hole during the day, took a morning walk down to the water, and then walked to the winery nearby. We enjoyed a nice, warm fire in the fire pit, even though it was a little cool and windy. Just can't say enough good things about this house, the owners and the memories that come along with sharing this space with good friends.

Great Place for Family Get Together!
This is a beautiful home on a beautiful piece of property. We had a family get together and everyone enjoyed themselves. There was things to do for all ages. We had a couple of things in the home that didn't work, but they really didn't impact our stay. We did have a problem with the sliding door and reported the issue and someone came right over. I highly recommend this property.

10 year anniversary
We celebrated our 10 year anniversary with 6 couples. Everyone enjoyed having their own room, all had comfortable beds and space. Everything you needed was available (towels, linens, kayaks, etc). Although the water level was high the owner put a temporary dock up so we could still fish, swim and kayak. We enjoyed the basement which offered movie theater, pool, darts, poker table and hot tub and fire pit right outside. We did have one issue with the hot water heater however the owner immediately came by and fixed this for us. We were impressed with the fast response time and attention to detail. Highly recommend this home for groups, kids, families. Additionally in town we liked the local winery (2 min drive away) for live music, food, and drinks. There was also a cute bakery in town and good food at Irish pub. Many of us took advantage of the trails at the nature sanctuary, walking the breakers, and local beach. You will not be disappointed here!

Amazing home
We got married nearby at the winery and stayed here with our wedding party for the weekend..we had so much fun! The views are incredible and waking up each morning and seeing the sun rise over the bay was absolutely incredible
