HOUSE RULES:
Rules below are to establish a baseline for your stay. We are not unreasonable hosts. We are always open to communication with guests prior to arrival or booking, and willing to discuss any of the rules below to make you stay more enjoyable.
Guest must sign the Renters Agreement prior to arrival. Booking will will remain pending & door codes will not be created, until the Rental Agreement is signed. If you did not receive the Renters Agreement, please contact the owner immediately and we will contact you, verify the correct email address, and re-send it to you ASAP for signing.
We collect a $400.00 security deposit HOLD 2 days prior to arrival and release within 7 days of departure once our cleaners have inspected the property for any damages. Guests must submit a credit card to be put on file, or send a check to the owners prior to arrival
No smoking inside the home or on the upper deck. Ground level outside is acceptable. Please pick up and properly dispose of any used smoking paraphernalia. We host children and pets. Most used smoking paraphernalia can contain toxins and can harm young children and pets.
Max occupancy 8 (infants not included)
No visitors allowed at the property (booking party only) Please visit all friends or family off our property, unless previously arranged and approved with the owner, prior to arrival. By our definition the "Booking Party" will be defined as "the members of the group (up to the max occupancy of 8) that arrive on the check in date only, unless previously communicated to the Owner that a secondary group will be arriving beyond the original check in date." Example for clarification: If you book 8 people, and someone in your party backs out, you can fill the gap prior to arrival up to the max occupancy of 8. Once the booking has started and you have arrived on site, we do not allow swapping guests or filling occupancy gaps, unless you communicate this to the Owner prior to arrival.
Guest are not allowed to swap out members of their group during a stay once it has started. Example for clarification: If you book 8 and arrive with 8 on the start date of your stay, that constitutes the "original booking party". If 2 members of your group leave prior to the completion of the stay, you are not allowed to fill this occupancy gap for the remaining nights booked once the booking has started, unless previously communicated to the Owner prior to arrival. See above rule.
Do not cover or tamper with any of the security cameras, or other security sensors onsite.
Pet friendly w/ $25 additional cleaning fee (+ fees & taxes) dogs only. 2 pets max. All pets must be crated whenever the guests leave the property. We provide 2 XL dog crates, 1 small dog crate, and 2 stainless feeding/water bowls. If you have a service animal, please contact us prior to your stay so we know what to expect.
No events, parties, or large gatherings
Must be at least 25 years old to book. Additional fees and taxes may apply. Photo ID may be required upon check-in.
NOTE: While there are bedrooms and a bathroom on the 1st floor, stairs are required to access the main living space and may be difficult for guests with limited mobility.
NOTE: 4-wheel drive or all-wheel drive is necessary in the winter months to access the property.
Your safety matters. This property features 5 exterior security cameras, including a Ring Doorbell device. 2 cameras are located above the garage, 1 facing the driveway and 1 facing the hot tub and fire pit, 2 cameras are located on the back of the house facing the backyard, and the Ring Doorbell faces the front entry. The cameras do not look into any interior spaces. The cameras actively record video and sound.
This property also features a Minut sound system inside the home. These devices do not record sound (or video), only noise levels, temperature, humidity,
crowd detection, and cigarette /vaping detection, and alert the owners. If noise levels exceed 80 decibels for more than 10 minutes the owners will be notified. You will be contacted to quiet the noise level if we receive an alert. Please respect our neighbors. They are not on vacation, they live here all the time. We have a zero tolerance policy for any excessive noise or neighbor complaints outside of our "quiet hours" All of our neighbors have our contact info, and we make sure when we are at the property to visit them and check in for any complaints they have. We have a very good relationship with all our neighbors. We want to keep it that way. Please be courteous, respectful, and aware of your noise levels. We appreciate you helping us maintain that good standing with our neighbors. You will be evicted if our neighbors call and complain to us regardless of the time or length of your stay. You will be 100% responsible for smoke abatement from a professional smoke abatement company if we receive a cigarette/vaping alarm.
Quite hours are between 9pm and 8am.
We love animals but we chose to only allow dogs. Each booking is only allowed no more that 2 dogs per stay.
We supply a water and food bowl. 2 X-large dog crates. 1-small dog crate. We also have a dog runner set up outside the main entrance.
All dog supplies are located in the tall cabinet to the left of the refrigerator in the kitchen. Please wipe and clean after use and please return all cleaned items back to the cabinet before departure.
All dogs must be crated if left behind when you leave the property to explore.
We supply shovels in the garage. Please do your best to cleanup after your dogs and help us keep our property clean for everyone to use. Remember, not everyone is a pet lover and adults, & kids like to run and play on our 5 acres of grass.
If you have a service animal, please contact us prior to arrival so we know what to expect.
No parking in the garage from April 1st through December 1st.
Guest are allowed access to the garage to, access the seasonal games, access fire wood for the indoor and outdoor fires, access pellets for the pellet stove, access the bbq grill, access any shovels necessary to clean up after pets or clear snow, and access to place all trash from the home in the large trash cans in the garage before departure.

HOT TUB RULES:
Operating Instructional Video above. You only need the first 2 minutes for the Temp/Lights/Jet controls. Please do not tamper with any other settings.
Please close and lock the cover after each use. High winds have lifted the cover open when not latched. Please latch after each use.
If the Spa shuts down, please contact the owner immediately.
If you overflow the spa and the filter appears to be sucking in air, please contact us immediately so we can advise you on how to shut down the spa and re-fill to an acceptable level.
No children under the age of 15 without full time parental supervision.
No Pets allowed
Please reframe from dunking one's head completely under the water.
No Glass drink containers in the Spa. We provide plastic cups and wine glasses for your use. Cans are acceptable. Beer bottles are not acceptable.
Max occupancy 6
Please observe a reasonable time use limit of 20 minutes maximum. After 20 minutes of use, please cool off and let your body temperature recover to a normal temp before returning. Prolonged exposure to high temperatures can cause unsafe health issues.
No soaps, bath lotions, or body lotions allowed.
Pregnant women or anyone with existing health issues should not use this spa.

PLUMBING RULES (SEPTIC SYSTEM)
Plumbing rules are posted in each bathroom and at the kitchen sink. Guests agree to follow all plumbing rules listed throughout the rental property. Guests acknowledge that the rental property is on a septic system, and that only toilet paper is allowed to be flushed, and that any large kitchen scraps will be disposed of by hand into the trash receptacles and not rinsed down any sink drains. Any blockages or backups caused by the rental dwellers, while staying at the property, that warrant outside contractors for repair and costs, will be the sole responsibility of said guests to pay in full. The owner is under no obligation to select the cheapest option when scheduling this repair.


CHECK OUT INSTRUCTIONS
Leave the beds unmade. No need to strip them.
Place used towels in the shower.
Load the dishwasher and start it. Please leave all dishes, pots, pans, & silverware clean. Our cleaning staff will put them away.
Empty all the trash receptacles,  please take all trash to the garage trash cans.
Move all furniture and items back to original locations. (inside and outside)
Please return the grill to the garage before departure.
Turn off all lights. (inside and outside)
Check all doors and windows to be sure that they are locked, including the garage doors.
Please log out of all streaming services you may have logged into.
Please check under all beds, in closets, and in the washer and dryer, for any loose items. We do not have a lost and found. Items left behind will be discarded.
The night before departure, please stop adding wood to the wood fireplace in the living room. Please close the door and latch, and let any remaining wood burn out. Our cleaning crew will clean out the ash.
Please turn off the pellet stove on the first floor prior to departure and verify it is off before you leave. ( the shutdown process take about 10 minutes)
Please verify the hot tub cover is closed & the buckles are latched down before you depart.

Check-out is 10am. Please be out on time as our cleaning services need access to ready our property for the next guest's arrival. We do not allow late check-outs. 

Rates vary depending on the season, please submit an inquiry for a formal quote. All guests are required to sign a rental agreement.

* 7% Onadaga County Occupancy Tax
* $400 Refundable Security Deposit - Money held 2 days prior to arrival and money released 7 days after departure.

* Pet Fee(Dogs only) $25 per dog

One hundred percent (100.00%) of the total booking charges (less $40.00 cancellation fee) will be refunded if the cancellation is made more than 14 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges (less $40.00 cancellation fee) will be refunded if the cancellation is made more than 10 days prior to the arrival date of the reservation. Zero percent (0.00%) of the total booking charges (less $40.00 cancellation fee) will be refunded if the cancellation is made more than 0 days prior to the arrival date of the reservation. For cancellations made within 0 days prior to the arrival date, no refund will be issued.
