The Ausable River Lodge is a new luxury vacation rental home in the heart of the Adirondacks! Located in Wilmington NY, 2.5 miles from Whiteface Mountain Resort & 15 minutes from Lake Placid. With amenities galore, the Lodge is perfect for couples, families, adventurers, nature lovers, shoppers, foodies & everyone in-between! We took great care in building our home, paying close attention to every detail to give our guests the ultimate Adirondack experience! We hope you enjoy your stay!

Ausable River Lodge can accommodate up to 20 people!

The open plan kitchen/living area provides the perfect place for entertaining and spending quality time with family & friends. The gourmet kitchen has expansive granite counters and is equipped with stainless steel appliances, pots, pans, dishes, glasses, utensils, K-cup coffee maker, coffee maker with pot for a crowd, toaster, blender and cabinet space galore! There is a full-size refrigerator, full-size freezer with ice maker, double wall ovens, dishwasher and a 6 burner gas stove with a downdraft ventilation system. There is an eat-in counter with 6 stools towards the living room side as well as a bar area on the 4 seasons room side. A laundry closet is off of the kitchen with a large capacity front load washer & dryer, iron & ironing board.

The living area offers a comfortable sectional couch, flat-screen smart TV with Spectrum Cable. The gas fireplace is easy on/of to take the chill off. An Additional gas fireplace is located in the four seasons room. Sonos speakers for music. The living and kitchen area flows into a large four seasons room with oversized to enjoy the beautiful mountain views. There is a large custom made black walnut dining table which seats 14 comfortably, an antique chess/checker table, and a bar area with 3 stools. Adjacent to the four seasons room is the gear room, complete with cubbies for hats, gloves, ski helmets, hooks for coats and a bench for putting shoes/boots on and off. The gear room has its own entrance.

Bedroom 1, the Buck Room, located upstairs is the most spacious of all the bedrooms. It is a master en-suite with a king-size bed. The bathroom is large with 2 mirrors, his/hers, luxurious custom tile rain shower, privacy toilet & hairdryer provided. There is a sitting area with 2 beautiful leather chairs. The closet has hanging space and shelves for your belongings. The room also has a sturdy log luggage rack, ceiling fan, and flat-screen smart TV.

Bedroom 2, the Fish Room, is another spacious master en-suite with a king-size bed, also located upstairs. The bathroom is large with 2 mirrors, his/hers, luxurious custom tile rain shower, privacy toilet & hairdryer provided. The closet has hanging space and shelves for your belongings. The room also has a sturdy log luggage rack, ceiling fan, and flat-screen smart TV.

Bedroom 3, the Snowshoe Room, is located upstairs. It has a queen bed and a private half bath. The closet has hanging space and shelves for your belongings. A ceiling fan and flat-screen smart TV are also in this room.

Bedroom 4, the Ski Room, is another spacious en-suite master with king bed, conveniently located on the main floor. The bathroom is large with 2 mirrors, his/hers, luxurious custom tile rain shower, privacy toilet & hairdryer provided. The closet has hanging space and shelves for your belongings. The room also has a sturdy log luggage rack, ceiling fan, and flat-screen smart TV.

Bedroom 5, the River Room, and bedroom 6, the Hike Room, are located downstairs. Both spacious rooms containing a king bed, closet with hanging space, shelves for your belongings, sturdy log luggage rack, ceiling fan, and a flat-screen TV. Each has their own entrance for extra privacy and easy outdoor access. The hot tub is right outside! They share a full bathroom with custom tile tub/shower.

Bedroom 7, the Bear Den, has a custom set of built-in bunk beds with twin mattresses and its own half bath. There are open shelves for clothes, 2 bean bag chairs, and a flat-screen smart TV. The Bear Den has an open doorway.

The house comfortably sleeps 14 comfortably in 7 bedrooms. There are 6 twin size foam mattresses available that can accommodate up to 6 additional people. Also available is a pack and play crib with a crib sheet.

An additional half bath is on the main floor making the bathroom total 4 full & 3 half.

The outdoor living space at Ausable River Lodge is sure to please with fantastic amenities to help you maximize your vacation enjoyment. Enjoy a peaceful cup of coffee in the sitting area under the covered wrap-around porch. Sit outside at the stone patio fire pit and soak in the mountain views in the Adirondack chairs. Enjoy a cookout on the Weber gas grill and large custom made picnic table. Relax in the 6-person hot tub. Kids will love The Minnow Club, their own log playhouse complete with table, chairs, bean bags, loft and porch swing. And what is a campfire without s'mores?!? Memories are sure to be made around the fire pit!

The following items are minimally supplied (enough to get you started): toilet paper, paper towels, dish soap, and laundry & dishwasher detergent.

Bed linens and towels are provided. Hand soap for bathrooms will be provided.

Long-distance calls are not included. However, you may use applicable apps, like messenger, Hangouts, over WiFi for long-distance calls or video calls.

The location of Ausable River Lodge is perfect for couples, families, adventurers, nature lovers, shoppers, foodies and everyone in-between! The Lodge is ideally situated just 2.5 miles from Whiteface Mountain and a 15 minute from Lake Placid. It is surrounded by hiking trails that range from beginner to expert. The beautiful Flume Falls is a 2-minute drive from the Lodge. Boasting over 283 acres of skiable terrain, 86 trails and 11 lifts, Whiteface Mountain has the greatest vertical drop east of the Rockies and features diverse terrain for beginner skiers and snowboarders, expert glades, and slides for the advanced and loads of trails for everyone in between! The longest run is the 2.1 mile 'Wilmington Trail' and total skiing/boarding stretches over 22 miles. Whiteface Mountain is truly fun for everyone! In summer, Whiteface offers splendid views, gondola rides, mountain biking, and more. Lake Placid is a charming, all-season resort town with a Main Street; unique, locally-owned shops; loads of dining options; sporting and cultural events, movie theatre, mini-golf and waterfront park where live music is featured weekly during summer. The town also has supermarkets, delis and other conveniences.

Rental Fees: In Summer months the Lodge is available for rent Saturday to Saturday only.

All USA & Canadian Holidays* are subject to a minimum of 3 to a 6-night stay at the discretion of the Owner.

Two (2) night stays are considered at the discretion of the Owner.

There is a cleaning fee,  Damage Protection Policy fee and 3% Essex County bed tax.

The Damage Protection fee covers accidental damage to furniture, appliances, electronic devices, windows, doors, and any resource of the home up to $1,500. If damages exceed $1,500 guests agree to cover the difference.

Rental Agreement
For good and valuable consideration, it is agreed between landlord (ADK Dreams) and guest as follows:
1. Guest responsible for this Rental Agreement must be 21 years of age or older, affirms age by entering into this agreement and must be staying at the rental property for the duration of rental dates.
2. Landlord hereby rents to Guest the premises described as follows for the dates secured through the online booking and as reflected on the receipt provided to Guest.
3. Check-in is no earlier than 4:00 PM on the date the rental starts and Check-out is no later than 10:00 AM on the date the rental is completed. Please note that Landlord strictly enforces this rule for the enjoyment of all guests, as our cleaning team can get the house ready for the next check-in.
4. Guest is responsible for the conduct of all other guests and tenants and responsible for their actions in following this agreement. Landlord may hold Guest responsible for guest’s other guests, tenants and invitees to the property in the event of damage, negligence, gross negligence or intentional acts which damage the premises or create situations of liability.

Our home comfortably sleeps 14 guests according to Item 4 below, with a maximum capacity of 20 guests. Our home has 6 portable mattresses that sleep up to 6 more guests. However, rates published at the website assume no more than the maximum capacity at our home. At no time may guest have more than the maximum capacity posted in our home. If at any time management becomes aware of more persons than the maximum capacity staying in the home, this will be considered a material breach of this agreement and guests will be subject to immediate removal from the home, forfeit their rental payments and otherwise agree that they will have no further rights, claims or causes of action against the landlord/owner. Reservation is secured when Tenant makes payment online. Upon receipt of final payment, guest will be emailed a copy of receipt, along with directions to the Lodge. If the guest made their initial inquiry through a major vacation rental website, the guest is required to complete the booking process through the originating vacation rental website. If the guest does not adhere to this requirement, a major vacation rental website will charge us 10% of the rental price. If this happens, we will in turn charge this fee to the guest and the guest has 24 hours to pay this fee to us or the reservation will be cancelled with no money refunded.
1. Guest shall at their own expense provide the following utilities or services: Food, firewood for outdoor fire pit and anything else not specifically provided herein. The following items are minimally supplied (only enough to get you started): toilet paper, paper towels, dish & laundry soap. We do not supply shampoo, body soaps, or spices for the kitchen. Landlord shall at their expense provide the following utilities or services: Heat, Electricity, Hot & Cold Water, Linens, Towels, air conditioners for the master bedrooms from May 15th to October 1st.
2. Guest further agrees that:
a) Upon last morning of rental period, Guest shall leave key(s) on kitchen counter.
b) Upon the expiration of the Rental they shall return possession of the rented premises in its present condition, reasonable wear and tear. Furniture and appliances shall not be moved without permission. Guest shall commit no waste to the leased premises.
c) Guest shall not assign or sublet said premises or allow any other person to occupy the leased premises without Landlord's prior written consent. Guest shall at no time have more than the maximum capacity posted for that home in their party sleeping at the Ausable River Lodge, or regularly taking meals at the Ausable River Lodge. If management determines that more than the maximum capacity are staying at the Ausable River Lodge, guest will be asked to leave and escorted off the premises by Management and will forfeit all rental fees paid.
d) Guest shall not make any material or structural alterations to the leased premises without Landlord's prior written consent.
e) Guest shall comply with all building, zoning and health codes and other applicable laws for the use of said leased premises.
f) Guest shall not conduct on premises any activity deemed extra hazardous, or a nuisance.
g) Guest shall not drive or park on any portion of the yard. Designated parking area is located at the Lodge with a maximum of 8 vehicles.
3. Guests must adhere to the following:
a) Guest shall not touch any controls behind the fireplace screen other than the wall timer control.
b) When you arrive, the hot tub water temperature may be tepid. This happens when the caretaker changes the water prior to your arrival. It may take up to 7 hours to reach 104 degrees. Use hot tub and sauna at your own risk. No one under the age of 18 is allowed in the hot tub without strict supervision. Shower before each use of the hot tub and keep water level 4" above the highest air jet. If the waterline is below the jets the heater to the hot tub will break. Use a bucket or cooking pot to fill using water from the kitchen. If the heater is damaged as a result of a low water line then the guest will be charged for the damage. Guests shall not have more than 6 persons in the hot tub at a time. Do not sit, stand, or put anything on top of hot tub cover. In addition to servicing the hot tub before your stay, a hot tub technician may stop by during your stay to inspect and/or service the hot tub for regular maintenance. This contract allows him/her to perform this service if it happens to be scheduled during your stay.
c) Guests shall bag all trash and place in bins located along side of Ausable River Lodge. Caretaker will pick up trash at end of rental.
d) Guests shall not allow any pets in house, except house trained, well socialized dogs. You are responsible for any damage incurred by your pet. All dogs must be placed in crate when you are not in the rental. Guests with dogs shall bring a bed sheet with which to cover the couch, must vacuum entire house, remove pet hair from furniture, and pick up any pet waste before departure.
e) Smoking inside the Ausable River Lodge is absolutely forbidden, as is dropping of cigarette butts outside. Please dispose of your cigarette butts in a safe manner and place in metal container at bottom of side stairs.
f) Before checking out on the last day, guests must put all dirty dishes in dishwasher and start it.
g) A propane grill is provided outside of home by Hot Tub. Please shut off propane when you are done using grill.
are done using grill. h) Before an outdoor fire is lit in the designated fire pit, it is the guest’s responsibility to check the current status to see if there is a moratorium on outdoor fires. Call the Wilmington Fire Dep (Website hidden by Airbnb) , Wilmington Town Hall (Phone number hidden by Airbnb) or the Wilmington Region Visitor Cente (Website hidden by Airbnb) for information. Regardless of any approval from any governmental, municipal or quasi-governmental or municipal body, guest is responsible for fires set in the outdoor fire pit, shall not leave fires unattended, shall not permit fires to be uncontrolled, shall make sure water is available to put a fire out and agrees he/she are responsible for any and all damages and injuries caused by fires set in the outdoor fire pit.
i) Guests must take good care of the rented premises and all equipment and fixtures contained therein. Guest agrees to inform us, the owners, of any issues at the Ausable River Lodge, involving furniture, plumbing, electrical, appliances or amenities, such as hot tub or sauna, when they occur and we will make every effort to fix the issue in a timely manner. Guest is liable for damages caused by his or her acts or neglect and any acts and neglect of his family, invitees or guests. If guest fails to report a needed repair or replacement, Landlord will repair and invoice guest for payment. Landlord is liable for any major maintenance work not the result of Guest's acts or neglect or failure to report to Landlord or Landlord's representative.
j) Non-Refundable Damage Protection Fee: The Damage Protection Fee of $ (Phone number hidden by Airbnb) is non-refundable and covers accidental damages to furniture, appliances, electronic devices, windows, doors, and any resource of the home up to $1,500. If damages exceed $1,500 for repair or replacement value, guests agree to cover the difference. Acts of neglect or irresponsibility are not covered. Damage from pets is not covered and is to be paid separately.
k) Landlord is not responsible for injuries suffered by Guests at Ausable River Lodge property, which involve walking, swimming, wildlife, etc., or the use of Lodge facilities. Landlord is not responsible for injuries suffered by Guests through any and all activities, such as horseback riding, skiing, etc., or acts of nature.
l) Landlord is not responsible for damage to, or immobility of automobiles or trucks parking, parked, or arriving or leaving at the Ausable River Lodge. Guest understands that they drive vehicles to and from the Ausable River Lodge at their own risk.
m) Winter in the Adirondacks is filled with naturally occurring conditions, like snow, ice, and sleet. Be careful and cautious. Landlord is not responsible for injury due to icy steps, walkways, driveways, or falling icicles and/or snow. In winter months, guest shall be aware of possible icy/snowy conditions, especially taking care not to stand under overhanging roofs where icicles and/or snow may fall. Guest is responsible for snow removal on steps of property and sanding the property to assure safety of Guest, his/her invitees, fellow guests and tenants. Sand is provided by the Landlord for Guest's use but it is the responsibility of guest to notify Landlord if Guest is out of sand. Landlord has engaged a plowing contractor to plow the driveway when four or more inches of snow fall but there is not a set time for response by the plowing contractor to attend to the driveway.
n) Noise ordinance: Wilmington enforces a strict noise ordinance after 11:00 pm for which you must adhere. Playing loud music outside at any hour is not allowed. Please respect our neighbors during your stay.
o) Fireworks are strictly forbidden. It is the law.
p) Cutting of any trees, bushes, or any vegetation is strictly forbidden.
q) Ausable River Lodge provides basic cable TV with ROKU, DSL high speed and WIFI internet. Long distance is not available; however, guest can use phone over WIFI (example: (Hidden by Airbnb) messenger). If any of these services are not working the guest will notify us. The internet or cable provider may not be able to fix the problem immediately. This does not constitute a reduction in rental fee. Guest also acknowledges that his/her cell service may or may not have a strong enough signal to make or receive calls or text messages. If guests use the television to connect personal devices (phones, gaming equip, etc.) guests must put all cables back where they were and make sure TV is operating correctly before departure.
r) In the event amenities, such as hot tub, sauna, gas fireplace, TVs/stereos, appliances, etc. are not working due to service issues or damage and abuse does not constitute any reduction in rental fee.
s) In the event of any breach of this Lease, Landlord shall have full rights to terminate this Lease in accordance with state law and re-enter and re-claim possession of the leased premises, in addition to such other remedies available to Landlord arising from said breach.
t) This agreement shall be interpreted under New York law.
u) Any litigation under this agreement shall be commenced in either the Wilmington Town Court, the Essex County Court (New York) or the Essex County Supreme Court (New York) as the venues of choice, based on the amount of damages in controversy.
v) In the event that any provisions of this agreement are deemed unenforceable, this finding shall not cause the contract to be unenforceable and the provisions shall be severable.
w) Nothing in this agreement shall be deemed to limit the remedies or claims of the Landlord.
x) The prevailing party in any dispute or litigation shall be entitled to reasonable attorney's fees, costs of collection, filing fees, related costs and expenditures and other reasonable costs of litigation or contemplated or pre-litigation matters.
y) Occasionally, and very rarely, there are power outages in the local area, if this happens our Lodge has a generator which shall only be turned on by our housekeeping or maintenance team. Given the generator and panel is working properly, the generator provides limited power to the Lodge and at the maximum will run the refrigerator, heating system (not the water heater), provide electric for one light and one plug per floor. It will keep things minimally powered until power is restored. Generally, the power is restored in a few hours. The owner is not responsible for power supply to the house. Loss of power from outages does not constitute any reduction in rental fees. The maintenance team will power up the generator as soon as conditions allow.

This Lease shall be binding upon and inure to the benefit of the parties, their successors, assigns and personal representatives.
Cancellation policy: NO CANCELLATION/REFUNDS ARE ACCEPTED/ISSUED DUE TO WEATHER RELATED EVENTS EVEN IF THE AREA IS EXPERIENCING HEAVY RAIN, WIND, SNOW, ICE, POWER OUTAGES OR HEAT. Cancelled bookings will not receive a refund, however, in the event that guest cancels and landlord is able to re-rent the property for the contracted dates for equal rental fees, landlord may provide a credit to the renter for the prorated amount which the renter can use for a future, last minute booking (last minute booking is defined as making a booking 6 days prior to arrival.

Rich and Sue’s place is in the perfect place. The space is great for multi-family gatherings. The view is amazing. We walked the trail behind the house as well took a trip into Lake Placid to shop and do some ice skating. Every question I texted Rich and Sue answered quickly. I would recommend this house to everyone looking for a great place to make memories!!

We loved Rich and Sue’s place! It was perfect for our extended family. The kitchen had everything we needed to make amazing meals. The home was spacious and comfortable. The hot tub was a big hit. Our stay in Lake Placid was amazing! The accommodations were perfect. The home is open concept and beautifully laid out for large groups to be comfortable together in one large space. We were a family of nine adults and two teenagers. The house is clean and well equipped with everything you need in the kitchen to prepare a meal, etc. We are fussy and this is the cleanest airbnb we ever stayed at!

Ausable River Lodge, 1.9 miles from Whiteface

The house is perfect for a vacation trip with 3-4 families. The house is spacious, clean, very well maintained, and equipped. The lower level has a heated floor for all the rooms, a huge plus for winter. Driving to the white-face mountain is just a few minutes away. The check-in is easy. The communications with Rich is always pleasant and timely. Highly recommended!

Very great house! Personal touches made it better. Hot tub was a bonus and the big coffee maker was a huge help with the number of guests. Amazing place, would rent again.

The house was absolutely amazing and the views were incredible. We had a large group of 16 people and there was so much room for activities for all of us, both inside and outside. There were little details added all throughout the house that made our stay even more enjoyable. Rich was extremely helpful and quick to respond to any questions I had. This place is truly the perfect place to stay for any occasion. Would 100% recommend to anyone.

We visited Rich & Sue’s house with a group of friends for a long weekend. The house is absolutely beautiful inside and out. Rich was warm and welcoming when we arrived, giving us a tour of the property and also recommending area restaurants. The “Welcome” Champagne was a nice touch to kick off the weekend! The house is essentially brand new, the open floor plan is ideal for groups and the chefs kitchen is perfect for cooking and entertaining. The bedrooms were all large and spread out so everyone had plenty of privacy. Outdoor was just as beautiful and well kept as the inside, fire pit, grill and hot tub, stunning views of the mountains and a short walk down to the river. I would highly recommend staying at Rich and Sue’s, we will be back for sure!

I have never rented from any where other than a hotel or bed and breakfast. Well I hope I am not spoiled by this amazing experience! Everything about it was better than the next thing. The house is stunning and perfectly built for large crowd. I only hope people who stay here take care if it as well as the owners. You won’t be let down!! Top Notch!!

Beautiful house w an amazing view. Rich and Sue were so on top of things. So much room even with 14 of us. Huge kitchen - great for foodies and chefs. My kids loved the “bear den.” They made us feel so welcomed. You can feel this house was built with love!
