A 20-minute walk to & shops. New mattresses & bedding 2019, Four bedrooms, 1.5 baths, sleeps 12, AC, BBQ, deck, outdoor shower, washer, and dryer.... .

The house is complete with everything you need for a fun and relaxing vacation at Fire Island.

Please note, anyone under 27 needs approval prior to booking.

Centrally located to beach, Schooners, Flynns & Ferry. It is required all tenants sign a liability waiver upon booking and pay a 3% Suffolk County Lodging tax.

Only registered guests on liability waiver have access to pool and hot tub. Government ID is required for all registered guests.

- Strict 12 person maximum per night, all guests must be registered with government ID
- No jumping, diving or bombing in pool
-Guests are required to wash sand off body and feet prior to entering the pool.
-Hot tub cover is to be kept covered while not in use. Failure to do so could result in burn out of heating element.
-No food, drinks or alcohol in the pool or hot tub.
- Use of pool at your own risk, owner is not responsible for any injury on premises.
-Pool is used only for registered guests staying at the house.
- To sign lease must be a minimum of 27 years old
-Leaseholder must occupy the house for the duration of stay
-This house is registered with the Suffolk County's Department of Taxation and Finance as a rental home. A 3% tax will be collected separately on all rentals and submitted to Suffolk County.
Check-in 4:00pm and earlier access is not permitted. We do not allow early check in’s or late departures. We fully clean and turnover the property for the next guests. This requires time to make sure it is done to your satisfaction. The house has a keyless entry system to make it simple for arrival. You will be given a code before you arrive and you may let yourself into the house at the 4:00pm designated arrival time.
To lock the keyless entry, just press the lock symbol.
We have provided basic amenities including 1 beach towel and 1 bath towel per person and full bedding for each bed. Guests are responsible for all paper products including toilet paper soaps, shampoo and laundry detergent.
The kitchen is well stocked with assorted pots, pans, dishes and glasses etc. Please bring disposables such as plastic wraps, paper plates, napkins and paper towels etc. if you think you will need them.
Central Heating & Air conditioning are provided for your comfort. There is a thermostat located in the hallway.
Please be respectful to the environment and do not run air-conditioner while the doors are open. We also ask that you do not set the thermostat lower than 72 degrees in the summer or warmer than 78 degrees in the winter.
The house has Wi-Fi. The code is posted on the back of the router which is on the wall in the first bedroom on the right and in house book.
Appliances; Coffee Pot, Microwave, Oven, Gas Stove top, Dishwasher, Refrigerator, Blender, Cusinart, Crock Pot and Outdoor BBQ Grill are provided for your comfort.
Iron is located in kitchen and blow dryer is located in bathroom.
TV is equipped with a Fire stick with Alexa Voice Remote and located on the ceiling of the Livingroom and the remote control is on coffee table. Watch TV shows from your favorite subscriptions like Netflix, Amazon or Pluto TV, Tubi TV, Sony Crackle, IMDb Freedive, or listen to music.
Four Bicycles are provided for your use and enjoyment. Please lock up the bicycles when not in use on the bicycle rack inside the fence.
Air for tires is available at the Fire Department if needed & a small pump inside house with games.
Beach chairs are provided and should be locked up in their designated space inside the gate when not in use.

Additional Information
The Premises may be used as a living place for 12 persons maximum. Tenant must occupy the premises himself/herself. No wedding receptions, house parties, spring break parties, bachelor or bachelorette parties or other such groups are permitted unless pre-approved by the Landlord at time of booking. Your request must be in writing. If your request is approved, a substantial Damage Deposit and/or Event Fee will be required. Exceeding the occupancy limit, misrepresentation, or subletting are grounds for eviction and security deposit will not be refunded.
The house was carefully decorated, so in order to preserve both the furniture and walls it is forbidden to rearrange the furniture.

Maid service is not provided, but can be arranged for an additional fee. Occasionally equipment will fail, and repairs are dependent on an outside vendor. All efforts will be made to have the equipment repaired as soon as possible, but there is No Refund if repairs are unable to be completed immediately.
Cooking-Tenant may cook only in the areas specially set aside for cooking such as the kitchen and outdoor BBQ grill. No open flames, fire pits, wood burning grills, charcoal grills are permitted at any time.
Care of Premises, Grounds- Tenant will take reasonable care to limit the amount of sand and dirt that will be brought into the home and will make reasonable efforts to avoid wet clothing in areas outside of the bathrooms. Tenant must use special areas provided for showering and dressing after outside activities. Tenant shall keep the grounds neat and clean.
No Liability-Landlord shall not be liable for injury or damage to Tenant or to any person who uses or is on the Premises, or be liable for damage to their property. Tenant is responsible for all acts of Tenant’s family, employees, and persons Tenant invites onto the Premises. Tenant agrees to indemnify and hold harmless the Landlord from and against any liability for personal injury or property damage sustained by any person (including Tenants guests) as a result of any cause.
Swimming Pool and Hot Tub are for registered guests only-The subject property has a swimming pool and hot tub located thereon. The tenant(s) and registered guests ONLY will have use of the swimming pool and /or hot tub at the tenant’s own risk. The landlord will not be responsible for the injuries sustained by the tenant and/or tenant’s occupants when using the swimming pool and/or hot tub, and the tenant will indemnify the landlord for any actions resulting from injuries to tenant and/or tenant’s occupants or guests.
The Tenant is responsible for keeping the pool/hot tub areas clean, neat and organized. The Tenant is responsible for keeping all gates locked and the swimming pool/hot tub area secure at all times.
The tenant understands and agrees to allow the landlord access at regular times to maintain the pool equipment. The tenant agrees to refrain from attempting to make any repairs or adjustments to the pool equipment or to any of the electrical wiring for the pool equipment.
The tenant must immediately notify the landlord of any repair that the swimming pool/hot tub may require. The tenant is responsible for the full cost that may be due for repair and/or replacement of the swimming pool/hot tub that is required due to negligence by the tenant or the tenant’s occupants. The tenant must operate the swimming pool/hot tub in accordance with the manufacturer’s instructions and in a safe, responsible manner.
No pets of any kind are permitted in the swimming pool and/or hot tub at any time.
The tenant understands that the swimming pool and/or hot tub is strictly an amenity and that the use of the amenity is not guaranteed under the terms of the lease. Any interruption or non-availability of the use of the swimming pool/hot tub will not violate any terms of the lease.

No Pets Allowed. No pets are permitted anywhere on the property, even temporarily, without the prior written approval of the lessor. If a pet is found on the property, the Lessor may take any or all of the following actions.
32a. Declare the tenant to be in violation of the lease agreement and begin eviction proceedings accordingly.
32b. Charge the lessee an additional rent of $200 per day until the pet is removed.
32c. Lessee will also be charged for any damages caused by the unauthorized pet and additional cleaning fees.
No Smoking/Recreational Drug Policy-Tenant or Tenant(s) family or guests shall not smoke or consume recreational drugs within premises. This includes smoking cigarettes, cigars, pipes, e-cigarettes or any other smoking device. This policy is in effect desire to mitigate the irritation and known health effects of second hand smoke; the increased maintenance, cleaning, and redecorating costs from smoking; and the increased risk of fire from smoking. Tenant acknowledges that Landlord’s adoption of a no smoking policy does not make the Landlord the guarantor of the Tenant’s health or of the smoke-free condition of the premises.
Tenants who smoke outside are required to dispose of their cigarette butts properly and not leave them on the deck, walkways, garden, or pathways.
Check out is at 11:00 am. Please wash all beach and shower towels prior to your departure. It is okay to leave a load of towels in the dryer when you leave. Please do not over load the machines as the towels will not get clean or dry. We appreciate your cooperation.
Please lock all doors and windows, take out the trash and recycling, load and run the dishwasher. Please do not leave dirty dishes in the sink. We ask that you leave the house broom clean. Please report all damaged or missing items.

We did a weekend with a group of friends and Jeannette's place was perfect. It's just steps away from the ferry point and Schooner's Inn, and a short walk from the neighboring town. Step out the front door and you can see the beach! The hot tub and back patio are beautiful, and we comfortably fit 10 people. Having bikes on hand was great for getting around the island, and if you have a bigger group, a bike rental shop is also just around the corner. Jeannette was very responsive and helpful and we couldn't have imagined a better place to stay!

Jeanette’s house in Ocean Bay Park is amazing for a beach getaway. It is halfway between Flynn’s and Schooners and is a quick walk down to the beach. The house was professionally cleaned prior to our arrival and everything was perfect. The house is charming with a large backyard deck area with a hot tub, pool, outdoor shower, and tons of loungey furniture. Jeanette was very accommodating to our travel and timing needs and provided us with beach towels, chairs, and bikes. Highly recommend!

My family and I had a great time at the beach house. We enjoyed the privacy of the fenced in yard compared to some houses with the porches in the front. The house came with plenty of kitchen appliances, clean soft beach towels, nice beach chairs, plenty of outdoor deck space plus hammocks in the front, bikes, and a bunk bed which was great for kids. With a toddler, the pool was great for him and we all enjoyed the hot tub. It's hard to please 11 people but we all had a great time. The location was just a block away from the Pantry when we needed to run out for something quick. I would absolutely stay at this beach house again.
