This home comfortably sleeps 8 guests. With 3 bedrooms, and 2 full baths. 2 queen beds 4 twins. The large covered patio offers you plenty of room for outside entertainment and dining. The patio faces the lake and a large backyard leads you to the boat dock. Enjoy the evening roasting marshmallows over the lakeside fire pit or cooking on the Charcoal Grill.
The first floor bedroom is just off the dining area and has a queen bed. Upstairs you will find a sitting area/2nd living room connected to another bedroom with Queen bed and full bath. Off this bedroom is a room with twin bunk beds. Also upstairs is another bedroom with 2 twin beds.
Bring your boat or rent one from one of the many local marinas, there is plenty of room to park it on the private dock. The kitchen is well appointed with all you will need to cook those summer meals.
The laundry is located on the first floor. Fans are located in every bedroom.
This home is located in a quiet lakeside community. 5 minutes to downtown Bemus Point where you can find shops, restaurants, golf, night life and much more!! Steener's Tavern is about a mile down the street serving local favorites like chicken wings, Reubens, burgers and Southern Tier Beer.

Policies
Initial Payment: Your initial payment of rent and a separate check for the full security deposit is due upon receipt of this agreement. Your reservation may be canceled without notice if your initial payment is not received within 7 business days.
Final Payment: The balance of rent and any other charges is due 30 days before your check-in date. Payment must be made in check only. WE DO NOT ACCEPT CREDIT CARDS There is a $30.00 fee for returned checks.
SECURITY DEPOSITS
A refundable security deposit in the amount stated on the first page of this agreement will be included in the charges on your reservation confirmation. Refundable security deposits are either returned in full within 30 days of departure or accounted for if there are charges to the security deposit. Renter agrees to remit payment for excess damages upon written notification of damages and their cost.
A minimum of $250.00 will not be refunded if you or any member of your party violates the written rules posted inside the dwelling or violates any use of dwelling rules/regulations required by the Village of Bemus Point Zoning Code, resulting in a fine to the owner.
Absolutely no loud or boisterous behavior: The premises is located in a residential neighborhood. Renter agrees to occupy the premises peacefully and not to engage in loud or boisterous behavior so as to disturb other residents of the neighborhood. Please no tents or house parties.
No Dogs or pets will be allowed with out written permission. If you bring a pet with out written permission, you will be asked to leave immediately and no refund will be given. You will also be held responsible for any damages as a result of your pet.
Absolutely no smoking in the rental house: Smoking inside the premises WILL result in the immediate termination of your tenancy with NO REFUND.
Proper Maintenance of Premises: Renters are required to maintain property in a clean, safe condition, including proper disposal of trash, and proper use and maintenance of all systems. Grills are not to be used on decks, on porches, underneath homes, or within 10 feet of rental unit.
Renter will receive a refund of advanced rent paid provided we receive written cancellation notice at least 30 days in advance of the first day of rental or if we are able to re-rent the unit for the entire period of the cancelled rental.
Saturday to Saturday rental only.
There is a first floor bedroom and first floor bathroom.
